It is not the intent of this Zoning Ordinance to encourage the construction of very small structures on very small lots, but rather to permit such construction where the property owner does not wish to resubdivide into larger lots or combine existing lots in order to provide more open space about a residential structure.

1149.04 AREA REGULATIONS.
(a) Minimum lot area for a one-family dwelling shall be as allotted prior to the passage of this Zoning Ordinance or 8,700 square feet.
(b) Minimum lot area for two-family dwelling shall be two prior allotted lots or 10,500 square feet.
(c) Minimum lot width at the minimum building setback line for one-family dwellings shall be as allotted prior to the passage of this Zoning Ordinance or sixty feet.
(d) Minimum lot width at the minimum building setback line for two-family dwelling shall be two prior allotted lots or sixty feet.

(e) Minimum front yard depth shall be thirty feet.

(f) Minimum rear yard depth shall be twenty feet.
(g) Minimum side yard width shall total sixteen feet, with a one side minimum of six feet.
(h) Minimum living floor area per dwelling unit shall be as follows:
(1) Basements, breezeways, garages, outside access storage areas or porches shall not be included as floor area.
(2) A one story dwelling with a full basement or a split level dwelling with a basement of not less than 400 square feet in area shall have not less than 700 square feet of floor area.
(3) A one story dwelling without basement, or a split level without basement shall have not less than 800 square feet of floor area.
(4) A one and one-half story dwelling unit shall have 700 square feet of floor area on the first floor.
(5) A two story or multi-level dwelling shall have a total floor area of not less than 1,000 square feet, and a minimum of 700 square feet of floor area on the first floor.
(i) Height Regulations. No structure shall exceed thirty-five feet in height.
(j) Off-street parking shall be as regulated by Chapter 1173
