RCRD Zone

§ 76-71 Purpose.

The Route 206 Center Residential District is to establish a residential area surrounding the Route 206 Commercial Center.

§ 76-72 Permitted uses.

The following uses are permitted uses:
A. 
Detached single-family homes.
B. 
Residential use of a building incorporating a business or professional use.

§ 76-73 Conditional uses.

§ 76-74 Permitted accessory uses.

A. 
Garages to house commercial vehicles normally associated with the permitted uses in the District.
B. 
Garages to house vehicles used by the occupants of a residential structure on the parcel.
C. 
Sheds to store material normally associated with the permitted use.

§ 76-75 Prohibited uses.

§ 76-76 Area, yard and height.

A. 
Lot area (minimum) - (1) acre.
B. 
Front yard setback (minimum) - 40 feet in depth from the right-of-way line of 60 feet from center line, whichever is larger.
C. 
Lot depth (minimum) 250 feet.
D. 
Side yard setback (minimum) — 25 feet.
E. 
Rear yard setback (minimum) - (50) feet.
F. 
Lot width (minimum) - 150 feet as measured at the building setback line.
G. 
Building height (maximum) — 35 feet.

§ 76-77 Buffer strip.
