ARTICLE XVI

Live/Work District

§ 76-79.01 Purpose.

The Live/Work District is intended to provide for professional office or service use as an accessory use in a residential district.

§ 76-79.02 Permitted principal uses and structures.

The following are permitted principal uses and structures:
A. 
Detached single-family homes.
B. 
Single-family homes incorporating the following uses located on the ground floor or a portion thereof:
(1) 
Professional office or service such as medical, dental, legal service, real estate brokerage, beauty parlor, architect, accountant or other use requiring the issuance of a professional license.
(2) 
Small businesses where the proprietor of the business lives in the remainder of the home.
(3) 
Child care center.
C. 
Buildings and land uses for agricultural purposes on lots containing an area of greater than five acres.

§ 76-79.02.1 Accessory uses.

A. 
Garages to house vehicles and provide storage associated with the permitted uses in the district.
B. 
Sheds to store material normally associated with the permitted use.
C. 
Private garages and sheds.

§ 76-79.03 Area, yard and height.

A. 
Area (minimum) — three acres.
B. 
Front yard setback (minimum) - 50 feet from the edge of the street right-of-way provided that such right-of-way shall be not less than 50 feet in width. In the event that such right-of-way shall be less than 50 feet in width, such minimum front yard setback shall be increased by 1/2 the difference between 50 feet and the actual width of the dedicated right-of-way.
C. 
Lot depth (minimum) — 200 feet.
D. 
Distance (minimum) from the principal structure to any lot line other than the street line - 35 feet.
E. 
Lot width (minimum) as measured at the minimum building setback line — 150 feet.
F. 
Lot frontage (minimum) as measured at the edge of the right-of-way — 150 feet.
G. 
Distance (minimum) from any accessory structure to any lot line other than the street line - 10 feet.
H. 
Road frontage (minimum) on a cul-de-sac street - 75 feet.
I. 
Building height (maximum) — 35 feet.
J. 
Maximum coverage. The coverage of all buildings on the lot shall not exceed 10%.
