(A)
The activities of fraternities are often disquieting to family life and may be carried on at hours that damage the peace, quiet, and welfare of residential areas. Therefore, it is appropriate to zone land for such uses and to require that such damaging activities catering to, or originating from, fraternity groups be made illegal in other residential areas.

(B)
No building, structure, or land shall be used, and no building or land shall hereafter be erected, structurally altered, enlarged, or maintained except for the following uses:
(1)
Fraternities; sororities.
(2)
Single-family dwellings as permitted and regulated in the R-5 Residence Zone.
(3)
Two-family dwellings as permitted and regulated in the R-5 Residence District Zone.
(4)
Buildings and structures owned and operated by a college, university, or institution of higher learning.

The width of a lot shall be not less than 100 feet. The area of the lot shall be not less than one acre.

There shall be a front yard of not less than 70 feet.

There shall be two side yards, each 25 feet in width; however, no building shall be closer than 50 feet to any dwelling, school, church, or institution for human care. Side yards shall be measured at right angles to the side lot lines.

There shall be a rear yard of not less than 50 feet in depth measured at right angles to the rear lot line.

No building or structure shall exceed three stories.
