RE-1 SINGLE-FAMILY

RESIDENTIAL ESTATE DISTRICT

§ 152.020 INTENT.

   This district has been established to provide for residential neighborhoods comprised of single-family dwellings on large tracts with a minimum of 20,000 square feet of lot area per dwelling unit. Customary activities and accessory uses compatible with such neighborhoods are encouraged to locate within the district.

§ 152.021 PRINCIPAL PERMITTED USES.

   (A)   Single-family dwelling.
   (B)   Primary, intermediate, and/or secondary school.
   (C)   Publicly owned and operated building/ facility, the location of which has been fixed by studies. No outside storage or stockpiling of materials shall be permitted.
   (D)   Place of worship.
   (E)   Public park, playground, and/or community center.

§ 152.022 ACCESSORY USES.

   (A)   Accessory use, building, or other structure customarily incidental to any aforesaid permitted principal use, provided that such accessory use shall not involve outdoor storage or the conduct of any business, trade, or industry, or any private way or walk giving access to such activity. Such accessory uses, buildings, or structures may include the following:
      (1)   Private garages or carports, as regulated in § 152.194;
      (2)   A completely enclosed structure for storage incidental to a permitted use, as regulated in § 152.194;
      (3)   A guest house (without kitchen facilities) or rooms for guests in an accessory building, provided that such facilities are used for the occasional housing of guests of the occupants of the principal building and not as rental units or for permanent occupancy;
      (4)   A swimming pool, as regulated in § 152.190;
      (5)   A child's playhouse, a tree house, or a birdhouse;
      (6)   Statuary, arbors, trellises, barbecue equipment, flagpoles, fences, play equipment, nonmechanical laundry drying equipment, walls, and hedges; and
      (7)   Fallout or storm shelters.
   (B)   Home occupation, as regulated in § 152.192.
   (C)   Temporary buildings for uses incidental to construction work, which buildings shall be removed on the completion or abandonment of the construction work.
   (D)   Off-street parking, as regulated in §§ 152.230 through 152.237.
   (E)   Accessory signs, as regulated in §§ 152.205 through 152.222.

§ 152.023 CONDITIONAL USES.

   The following conditional uses shall be permitted only after approval in accordance with § 152.016:
   (A)   Private noncommercial golf courses (not including driving range, miniature golf course, and/or pitch-and-putt course), swimming pool, and tennis courts, and accessory uses, subject to the requirements of § 152.198.
   (B)   Child care nursery, as regulated in § 152.199.
   (C)   Community-oriented residential social service facility, as regulated in § 152.200.
   (D)   Shared housing and congregate housing, as regulated in § 152.201.

§ 152.024 DEVELOPMENT STANDARDS.

   In addition to the provisions of §§ 152.163 through 152.245, the standards in §§ 152.025 and 152.026 for arrangement and development of land and buildings are required in the RE-1 Single-Family Residential Estate District.

§ 152.025 HEIGHT REGULATIONS.

   No structure shall exceed 35 feet in height.

§ 152.026 LOT AREA, FRONTAGE, AND YARD REQUIREMENTS.

   The following minimum requirements shall be observed for all uses within the RE-1 Single-Family Residential Estate District:
   (A)   Lot area: 20,000 square feet;
   (B)   Lot frontage: 100 feet;
   (C)   Front yard depth: 40 feet (the front yard depth shall be measured from the established right-of-way lines, as shown on the official thoroughfare plan for the village);
   (D)   Side yard least width: 13 feet;
   (E)   Rear yard depth: 40 feet.
