Planned Industrial Development District
§ 170-50 District intent.
The Planned Industrial District is intended to support the ongoing operation of businesses and industries within the Village that provide employment opportunities to Village residents and offer important tax revenue and support to the Village. One of the significant differences between industrial and business uses is that in general, industrial uses do not generate customers, but rather are involved in the manufacturing of a product or are the location of a business office with employees. In some cases, uses do generate customers; however, the intensity of customers is less than uses in a business district use such as a grocery store.
§ 170-51 Permitted uses.
In Planned Industrial Development District PID, the following uses are permitted when contained within an enclosed building:

Other uses not specifically listed in § 170-8, Village of Newark Schedule of Permitted Land Uses, but deemed by the Zoning Board of Appeals to be similar in nature and compatible with the purposes of the PID Planned Industrial Development District. Once a use has been deemed similar in nature and compatible with the purposes of the district, special permit criteria shall be reviewed and a special permit issued, if approved. NOTE: In a PID Planned Industrial Development District, adult entertainment shall not be a permitted use.
§ 170-52 Area, yard, coverage, height and supplementary regulations.
