The purpose of the LI Light Industrial District shall be to provide for light industrial, office and institutional uses that will contribute to the economic and employment base of the Borough. The uses permitted in this district will be those that are adapted to the relatively limited tract and lot sizes that characterize the Borough's industrial areas. The controls for the LI District will also seek to provide standards that will insure that uses within the LI Zone will be compatible with neighboring residential areas.
§ 295-44 Permitted principal uses.
The following shall be permitted principal uses in the LI District:
Commercial recreation uses including indoor and outdoor tennis courts, batting cages and baseball instruction, gymnastic academies, gymnasiums and facilities providing exercise classes, swimming pools, and similar recreational business uses.
Outdoor storage of goods or supplies incidental to and customarily associated with the primary use, provided that all outdoor storage shall be screened from the view of residential areas by fencing or evergreen landscaping that creates a permanent and opaque visual barrier between the materials stored and adjoining residential uses or zones.
The ground equipment shall be placed within a fenced compound screened on its exterior by a double row of evergreen shrubs a minimum of six feet in height.
The owner of the facility shall allow and encourage collocation on the antenna support structure by other communications providers. An expressed purpose of these standards shall be to limit the proliferation and associated visual impacts of antenna structures by encouraging multiple users for these facilities.
§ 295-47 Prohibited uses.
The following shall be expressly prohibited in the LI District:
No use shall produce smoke, dust, odors, fumes, or noxious gases that violate the industrial tolerance standards of the State Department of Health and Senior Services, Bureau of Adult Health and Industrial Health.
All liquid waste and effluents shall be discharged into an approved treatment facility constructed, equipped and operated in accordance with all applicable state health and environmental regulations.
No use shall produce glare or vibrations evident beyond the property line of the lot on which the use is located and all uses shall comply with the New Jersey State Department of Environmental Protection standards for noise.
All industrial activities shall be carried on in such a manner and with such precaution against fire and explosion hazards as to produce no explosion hazard as determined by the New Jersey Inspection Bureau. All raw materials, fuels and finished products shall be stored with an entirely closed building. Liquids may be stored in underground tanks. The storage of crude oil and other volatile or flammable liquids in aboveground tanks with an individual capacity greater than 500 gallons shall be prohibited.
Truck loading and unloading areas shall be provided in an amount sufficient to permit the transfer of goods and products without encroaching on public streets, parking areas, drive aisles and open space. The loading and unloading area must be of sufficient size to accommodate the number and types of vehicles that are likely to use the area, given the nature of the use in question.
All activities and processes shall take place within an enclosed building. Incidental outdoor storage shall be screened from public streets and residentially zoned properties by the appropriate fencing and landscaping.
