Classes of Districts

§ 245-14 Establishment of districts.

A. 
The Town of Niagara, New York, is hereby divided into 12 classes or districts, termed and hereinafter referred to as:
Agricultural District
A
Single-Family Residential District
R-1
Single- and Two-Family Residential District
R-2
Multiple-Family Residential District
R-3/R-4
General Business District
B-1
Planned Business Center District
B-2
Light Industrial District
LI
Heavy Industrial District
HI
Public Land District
PL
Planned Industrial District
PID
Solid Waste District
SW
Cluster Residential Development Overlay
CRD
B. 
Continuation. All districts now designated as R or Residential, LI or Light Industrial, HI or Heavy Industrial and B or Business are continued in effect; the regulations provided in this code shall apply to all such uses.

C. 
Interpretation of boundaries. Where district boundaries are indicated as approximately following the center lines of streets or highways, street lines, or highway right-of-way lines, such center lines, street lines or highway right-of-way lines shall be construed to be such boundaries.
(1) 
Where district boundaries are so indicated that they approximately follow lot lines, such lot lines shall be construed to be said boundaries.
(2) 
Where district boundaries are so indicated that they are approximately parallel to the center lines or street lines of streets, or the center lines or right-of-way lines of highways, such district boundaries shall be construed as being parallel thereto and at such distance therefrom as indicated on the Zoning Map. If no distance is given, such dimension shall be determined by the use of the scale on said Zoning Map.
(3) 
The zoning classification for a property fronting on a public thoroughfare or right-of-way shall be classified on die Zoning Map and Ordinance for the entire parcel from front to rear and from side to side.

§ 245-15 Compliance with code requirements.

A. 
Except as herein provided, no building or land shall hereafter be used or occupied and no building or part thereof shall be erected, moved or altered unless in conformity with the uses listed as permitted uses in each zone by this code and in conformity with the requirements set forth in Appendix A; [1]nor shall any open space contiguous to any building be encroached upon or reduced in any manner, except in conformity with the area and bulk requirements, off-street parking requirements and all other regulations set forth in Appendix A.

B. 
Requirements contained herein which apply to designations not shown on the existing map shall apply in the event of amendments to the Zoning Map consistent with the Master Plan, for those districts not now contained on the Zoning Map.
C. 
Where the boundary of a district follows a railroad line, such boundary shall be deemed to be located in the middle of the main tracks of said railroad line.

§ 245-16 Zoning Schedule (Appendix A).

A schedule of area, lot and bulk requirements, enclosed in Appendix A, are hereby established in minimum regulations of this code.[1]
