ARTICLE IV

R-2 Low-Density Residential District

§ 460-401 Purpose.

The purpose of the R-2 Low-Density Residential District is to provide low-density housing opportunities in those undeveloped areas of the Township which are adjacent to existing large neighborhoods and where service by public water and sewage is feasible, but alternate methods may be required to service the lots.

§ 460-402 Authorized uses.

A. 
Permitted uses.
(1) 
Single-family dwellings.
(2) 
Two-family dwellings.
(3) 
Cluster housing developments, subject to Article VI.
(4) 
Open space subdivisions, subject to Article VI.
(5) 
Group homes.
(6) 
Essential services.
(7) 
Public recreational facility, subject to § 460-1333.
(8) 
Townhouses.
(9) 
Reentry drilling, subject to § 460-1702.
(10) 
Traffic control sites, subject to § 460-1703.
(11) 
Oil and gas pipelines and temporary water pipelines, subject to § 460-1704.
(12) 
Certified small temporary water facilities, subject to § 460-1705.
(13) 
No-impact home-based business as an accessory use.

Accessory uses and structures customarily incidental to, and on the same lot with, any permitted use authorized in this district.

Noncommercial chickens and ducks as an accessory use, subject to § 460-1707.

§ 460-403 Area and bulk requirements.

All uses in the R-2 Low-Density Residential District are subject to the following regulations, except as they may be modified by Article VI governing cluster housing developments and open space subdivisions and Article VIII governing planned residential development, or by the express standards and criteria for the specific conditional uses or uses by special exceptions contained in Article XIII.
A. 
Minimum lot size.
(1) 
Single-family and two-family dwellings: 21,780 square feet (1/2 acre).
(2) 
All other uses: one acres.
B. 
Minimum lot width.
(1) 
Single-family dwelling and two-family dwellings: 100 feet.
(2) 
All other uses: 100 feet.
C. 
Maximum lot coverage: 25%.
D. 
Minimum front yard.
(1) 
Single-family and two-family dwellings: 25 feet.
(2) 
All other uses: 25 feet.
E. 
Minimum side yard.
(1) 
Interior lots.
(a) 
Single-family dwellings: 30 feet aggregate per lot; 10 feet minimum each side.
(b) 
All other uses: 25 feet each side.
(2) 
Abutting a street.
(a) 
Single-family and two-family dwellings: 25 feet.
(b) 
All other uses: 30 feet.
F. 
Minimum rear yard.
(1) 
Principal structures: 35 feet.
(2) 
Residential accessory structures: 15 feet.
