ARTICLE V

R-3 Medium-Density Residential District

§ 460-501 Purpose.

The purpose of the R-3 Medium-Density Residential District is to encourage development in those undeveloped areas which are adjacent to existing neighborhoods and where services by public sewerage is economically feasible.

§ 460-502 Authorized uses.

A. 
Permitted uses.
(1) 
Single-family dwellings.
(2) 
Two-family dwellings.
(3) 
Garden apartments.
(4) 
Townhouses.
(5) 
Cluster housing developments, subject to Article VI.
(6) 
Open space subdivision, subject to Article VI.
(7) 
Group homes.
(8) 
Essential services.
(9) 
Public recreational facility, subject to § 460-1333.
(10) 
Oil and gas pipelines and temporary water pipelines, subject to § 460-1704.
(11) 
No-impact home-based business as an accessory use.

Accessory uses and structures customarily incidental to, and on the same lot with, any permitted use authorized in this district.

Noncommercial chickens and ducks as an accessory use, subject to § 460-1707.

Conversion apartments, subject to § 460-1313.

Day-care centers, subject to § 460-1314.

Temporary structure, subject to § 460-1344.
(4) 
Accessory uses and structures customarily incidental to, and on the same lot with, any use by special exception authorized in this district.

§ 460-503 Area and bulk requirements.

All uses in the R-3 Medium-Density Residential District are subject to the following regulations, except as they may be modified by Article VI governing cluster housing developments and open space subdivisions and Article VIII governing planned residential development or by the express standards and criteria for the specific conditional uses by special exception contained in Article XIII.
A. 
Minimum lot size.
(1) 
Single-family dwelling: 14,500 square feet.
(2) 
Two-family dwelling: 21,780 square feet.
(3) 
All other uses: one acre.
B. 
Minimum lot width.
(1) 
Single-family dwelling: 70 feet.
(2) 
Two-family dwelling: 100 feet.
(3) 
All other uses: 150 feet.
C. 
Maximum lot coverage: 25%.
D. 
Minimum front yard.
(1) 
Single-family dwellings: 25 feet.
(2) 
Two-family dwellings: 25 feet.
(3) 
All other uses: 30 feet.
E. 
Minimum side yard.
(1) 
Interior lots.
(a) 
Single-family dwellings: 25 feet aggregate per lot.

All other uses: 15 feet each side.
