PART 7

R-2 SUBURBAN RESIDENTIAL DISTRICT

Sec. 27-700.- Purpose.

The purpose of this district is to encourage single-family developments at suburban densities in locations in the Township where utilities and transportation facilities exist or are anticipated in the future and to provide for accessory uses and compatible public and semipublic uses as conditional uses and uses by special exception.

Sec. 27-701. - Authorized Uses.

1.

In the R-2 Suburban Residential District, only the following uses are authorized:

A.

Permitted uses:

(1)

Principal uses:

(a)

Essential services.

(b)

Forestry, subject to Section 27-1410.

(c)

Passive recreation.

(d)

Public buildings.

(e)

Single-family dwellings.

(f)

Temporary use or structure, other than a construction trailer, model home or sales office, subject to Section 27-1905.

(g)

Oil and gas pipelines and temporary water pipelines, subject to Section 27-1413.

(h)

Re-entry drilling, subject to Section 27-1414.

(i)

Traffic control sites, subject to Section 27-1415.

(j)

Small wireless communications facility and accessory equipment on a wireless support structure, subject to Section 27-2100 et seq.

(2)

Accessory uses:

(a)

Apiary, subject to Section 27-1419.

(b)

Keeping of domestic pets.

(c)

No-impact home-based business, subject to Section 27-1411.

(d)

Off-street parking and loading, subject to Part 15.

(e)

Other accessory uses customarily incidental to and on the same lot with any permitted use, conditional use or use by special exception authorized in this district.

(f)

Private garages and storage buildings, subject to Section 27-1403.

(g)

Private residential swimming pools or sports courts, subject to Section 27-1403.

(h)

Specialized animal raising.

(i)

Temporary construction trailer, model home or sales office, subject to Section 27-1407.

B.

Conditional uses:

(1)

Principal uses:

(a)

Active recreation, low-impact.

(b)

Age-restricted planned community.

(c)

Conservation subdivision.

(d)

Hospital.

(e)

Two-family dwellings.

(f)

Oil and gas development.

(g)

Storage depot(s) and truck staging area(s).

(h)

Re-entry related operations.

(2)

Accessory uses:

(a)

Certified water storage facilities and MLVTs.

(b)

Impoundments (fresh water).

C.

Uses by special exception:

(1)

Principal uses:

(a)

Communications antenna mounted on an existing building or on an existing public utility storage or transmission structure.

(b)

Day-care center or preschool facility in a place of worship or school.

(c)

Place of worship/place of assembly.

(d)

Public utility building or structure.

(e)

Schools (public or private).

(f)

Short-term lodging accommodations, subject to Section 27-1303, Subsection 60.

(g)

Non-tower wireless communications facility and accessory equipment on a wireless support structure, subject to Section 27-2100 et seq.

Accessory uses:

(a)

Family day-care home.

(b)

Home occupation.

Sec. 27-702. - Area and Bulk Regulations.

1.

In the R-2 Suburban Residential District, all uses shall be subject to the following regulations, except as they may be modified by Part 12 governing planned residential developments or by the express standards and criteria for the specific conditional uses and uses by special exception contained in Part 13:

A.

Minimum lot area:

(1)

Single-family dwelling:

(a)

Without public sewers: one acre (43,560 square feet).

(b)

With public sewers: 0.5 acre (21,780 square feet).

(2)

Two-family dwelling:

(a)

Minimum site required: five acres (217,800 square feet).

(b)

Minimum lot area:

1)

Without public sewers: one acre (43,560 square feet), or 0.5 acre (21,780 square feet) per dwelling unit.

2)

With public sewers: 0.5 acre (21,780 square feet), or 0.25 acre (10,890 square feet) per dwelling unit.

(3)

All other principal uses: one acre (43,560 square feet).

B.

Minimum lot width:

(1)

Single-family dwelling:

(a)

Without public sewers: 90 feet.

(b)

With public sewers: 70 feet.

(2)

Two-family dwelling: 150 feet.

(3)

All other principal structures: 150 feet.

C.

Maximum lot coverage: 25%.

D.

Minimum front yard: 40 feet.

E.

Minimum rear yard:

(1)

Principal structures: 40 feet.

(2)

Accessory structures: see Section 27-1403.1.C.

F.

Minimum side yard:

(1)

Single-family dwellings: 15 feet.

(2)

Two-family dwellings: 20 feet.

(3)

All other principal structures: 50 feet.

(4)

Special yard requirements: see Section 27-1403.

H.

Permitted projections into required yards: see Section 27-1404.

I.

Maximum height:

(1)

All principal structures: 2½ stories, but no more than 35 feet.

(2)

All accessory structures: one story, but no more than 15 feet.
