Definitions.
The following words, terms and phrases, when used in this article, shall have the meanings ascribed to them in this section, except where the context clearly indicates a different meaning:
Manufactured home means a structure, transportable in one or more sections, which, in the traveling mode, is eight body feet or more in width or 40 body feet or more in length, or, when erected on site, is 320 or more square feet, and which is built on a permanent chassis and designed to be used as a dwelling with or without a permanent foundation when connected to the required utilities, and includes the plumbing, heating, air conditioning, and electrical systems contained therein. The term "manufactured home" includes any structure that meets all of the requirements of this section except the size requirements and with respect to which the manufacturer voluntarily files a certification required by the United States Secretary of Housing and Urban Development and complies with the standards established under title 42 of the United States Code.
Manufactured home park means any development, site, parcel or tract of land designed, maintained or intended to be used for the purpose of providing long-term accommodation of more than 30 days for placement of two or more mobile homes and shall include all buildings used or maintained for the use of the residents of the development.
Mobile home means a transportable, factory-built home designed to be used as a residential dwelling and built prior to the enactment of the federal manufactured home construction and safety standards act of 1974.
Modular unit means a transportable building unit designed to be used by itself or be incorporated with similar units at a point-of-use into a modular structure to be used for residential, commercial, educational or industrial purposes. The definition of the term "modular unit" shall not apply to structures under 650 square feet used temporarily and exclusively for construction sites office purposes.
Trailer means a building or vehicle that is portable or that was originally designed to be portable and that is constructed to permit occupancy for dwelling or sleeping purposes, including recreational vehicles as defined in section 10-212.
