1. One building dwelling, 6,000 square feet for single-family, plus 1,500 square feet for each additional dwelling unit.
2. Other main building, 7,500 square feet. For nursing home or retirement home an additional 500 square feet for each guest or patient accommodation in excess of four. For transitional housing, rehabilitation/treatment facility, or assisted living facilities an additional 750 square feet for each resident in excess of four.
3. Corner lot, 7,000 square feet.
B Minimum Lot Width: Minimum lot width, 60 feet; corner lot, 70 feet; Area between 27th Street and 31st Street and Wall Avenue to Grant Avenue minimum lot width, 40 feet; corner lot, 60 feet.
1. Front: Front, 20 feet, except average where 50% of the frontage is developed, but not less than 15 feet.
a. For any dwelling, nursery school, office, clinic, boarding house or lodging house, six feet with total of two side yards not less than 16 feet, plus one foot each side for each one foot any main building is over 35 feet high. For any single-family dwelling in the area between 27th Street and 31st Street and Wall Avenue to Grant Avenue, five feet on one side and nine feet on the other side with total of two side yards not less than 14 feet.
b. Other main building, 20 feet each side plus one foot each side for each one foot the main building is over 35 feet high.
c. Accessory building, eight feet, except one foot if located at least six feet from rear of main building, but not closer than eight feet to dwelling on adjacent lot.
3. Corner Lot: Side facing street on corner lot, 15 feet, except average where 50% of the frontage is developed, but not less than 10 feet.
a. Main building, 30 feet.
b. Accessory building, one foot [(1')], except six feet [(6')] where accessory building rears on side yard of adjacent corner lot.
E. Lot Coverage: No building or group of buildings with their accessory building shall cover more than 50% of the lot area.
F. Landscaped Area: At least 30% of the lot area shall be landscaped.
G Special Regulations: In no case shall the ratio of total floor area in the building to the total lot area exceed two to one.
H. Landscaping: For single-family dwellings, all yard areas except those areas where accessory buildings, permitted parking and accessways are specifically allowed are required to be landscaped and maintained. For new single-family construction the landscaping shall be installed within 18 months of the time of the first occupancy of the dwelling. For duplex and multiple-family requirements see Subsection 15-13-16.F.
I. Brick Painting Limitations: Buildings that are located between Adams Avenue and Harrison Boulevard and 20th Street to 30th Street are:
1. prohibited from painting or covering exterior brick except as provided in Subsection 2.b.
2. painting or sealing of unpainted brick may be approved by the planning commission if an evaluation is submitted to the planning commission that has been reviewed by the director providing information that:
a. painting or sealing of the brick is required to provide a protective surface that will limit the continued erosion of the brick;
b. the paint or sealant used will preserve the brick; and
c. the color of the paint or sealant will match the existing brick color.
