CHAPTER 20

MODEL HOMES

11-20-1: PURPOSE:

The purpose of this chapter is to provide for the erection of model homes in new subdivisions without adversely affecting the character of surrounding residential neighborhoods or creating a general nuisance. As model homes represent a unique temporary commercial use, special consideration must be given to the peculiar problems associated with them and special standards must be applied to ensure reasonable compatibility with their surrounding environment. 11-20-2: PROCEDURE:

The erection of a model home(s) shall require approval of an administrative permit as regulated by chapter 8 of this title. (Prior Code § 20-20-2)

11-20-3: SPECIAL REQUIREMENTS:

   A.   Temporary parking facilities equal to four (4) spaces per model home dwelling unit shall be provided. The overall location, design, drainage, and surfacing of the temporary parking facility shall be subject to the approval of the City Engineer and the Zoning Administrator.
   B.   Traffic generated by the model home shall be directed away from residential neighborhoods to the greatest extent possible.
   C.   No model home shall incorporate outside lighting which creates a nuisance due to glare or intensity, as provided in chapter 16 of this title.
   D.   All model home signage shall comply with the sign regulations as contained in the provisions of this title relating to signs. (Prior Code § 20-20-3)
