165.14 C-3

HIGHWAY PROFESSIONAL DISTRICT.

The intent of the C-3 District is to establish and preserve areas primarily consisting of professional, business, and general office uses that are generally operated during daytime hours only.
1.   Permitted Principal Uses and Structures.
   A.   Office buildings in which no activity is carried on relating to retail trade with the general public, and no stock of goods except as otherwise provided. Office uses permitted shall include the following:
      (1)   Professional services including but not limited to barber shops, beauty parlors, and photography studios.
      (2)   Finance, insurance, and real estate services.
      (3)   Central or administrative offices.
      (4)   Business and management consulting services.
      (5)   Employment services.
      (6)   Welfare and charitable services.
   B.   Hospitals, medical and dental clinics.
   C.   All uses and structures clearly incidental to the permitted uses, or structures of the district, except no exterior services or displays on premises.
2.   Permitted Accessory Uses and Structures. The following special exceptions are permitted in the C-3 District subject to provisions of Section 165.24:
      (1)   Uses and structures accessory to a principal permitted use or a special exceptions use are permitted subject to the provisions of Section 4.09.
      (2)   All permitted accessory uses in R-2.
3.   Special Exceptions. The following special exceptions are permitted in the C- 3 District, subject to provisions of 165.24(6)(D).

5.   Minimum Off-Street Parking and Loading Space. 
   A.   Dwellings - two spaces for each dwelling unit plus one space for every two roomers.
   B.   Barber Shops and Beauty Parlors - two spaces for each chair, not including those spaces made available for the proprietor and employees.
   C.   Other permitted office uses - one space for 200 square feet of floor area, not including those spaces make available for the proprietor and employees.
   D.   Public buildings - one space for each office room or classroom plus one space for each 10 seats in any main auditorium, stadium or place or public assembly, not including those spaces made available for the proprietor and employees.
   E.   Hospitals - one space for every four beds and staff parking
