The regulations set forth in this chapter, or set forth elsewhere in this title when referred to in this chapter, are the O Office District regulations.

1275.02 USE REGULATIONS.
(a) Uses Permitted. No building or premises shall be used and no buildings shall hereafter be erected or altered within the O Office District except for the necessary use to which any one of the following places or establishments may be put:
Business offices, such as district offices, sales offices, branch offices.
Dental and medical clinics and/or offices.
Insurance, real estate, financial institutions, finance companies and other similar business and professional offices.
Private or professional schools, except those of an industrial character and except trade schools.
Small wireless facilities, as defined and regulated in Chapter 1032.
(b) Additional Uses Permitted: As part of an office complex and contained within the building whose main use is listed in subsection (a) of this section, the following non-office business uses are permitted provided that the combined total of such uses within the building shall not occupy more than twenty-five percent (25%) of the total floor area:
Any retail business use (a use which produces sales tax revenue) referenced in the list of permitted uses for the B-1 Retail Business District, as set forth in Section 1274.02 of this Code.
(a) Building Height. No building hereafter erected or structurally altered in the O Office District shall exceed thirty-five feet in height or two stories.
(b) Yards. No building shall be erected nor shall any existing structure be enlarged or altered unless the following yards and lot areas are provided and maintained in connection with such building, structure or enlargement.
(1) Front yard. A front yard of not less than fifty feet in depth along the front lot line shall be provided.
(2) Rear yard:
A. Where a lot in this district abuts a lot in a residential district, there shall be a rear yard of the same depth as that required in the adjacent residential district.
B. Where a lot in this district abuts a lot in a nonresidential district, there shall be a rear lot of not less than thirty feet.
(3) Side yard. A side yard is not required except on the side of a lot adjoining a residence district or residential lot, in which case there shall be a side yard of not less than fifteen feet.
(c) Courts. Courts are permitted, provided the depth of the court is not greater than the width of the court.

1275.04 PARKING REQUIREMENTS.
Parking and loading provisions for uses in this district are as set forth in Chapter 1282 of this Code.

1275.05 COMMERCIAL PLANNED DEVELOPMENT APPROVAL.
In the event the development of any property within the O Office District meets the size criteria relative to a commercial planned development, as set forth in Section 1274.05(b)(1) of this Code, any such development shall, in addition to meeting the requirements of this Chapter 1275, also comply with the commercial planned development regulations set forth in Section 1274.05 of this Code.

O OFFICE DISTRICT
1275.01 GENERAL REGULATIONS.
The regulations set forth in this chapter, or set forth elsewhere in this title when referred to in this chapter, are the O Office District regulations.

1275.05 COMMERCIAL PLANNED DEVELOPMENT APPROVAL.
In the event the development of any property within the O Office District meets the size criteria relative to a commercial planned development, as set forth in Section 1274.05(b)(1) of this Code, any such development shall, in addition to meeting the requirements of this Chapter 1275, also comply with the commercial planned development regulations set forth in Section 1274.05 of this Code.
