Zoning District Classifications
§ 110-400 Zoning districts.

For the purposes of this chapter, Pennsburg Borough is hereby divided into districts which shall be designated as follows:
R-1 | Low Density Residential District |
R-2 | Medium Density Residential District |
R-3 | Medium-High Density Residential District |
R-4 | High Density Residential District |
RC | Residential-Commercial District |
SC | Shopping Center District |
LI | Limited Industrial District |
LIC | Light Industrial and Commercial District |
IN | Institutional District |
FP | Floodplain District (overlay) |
Riparian Corridor Conservation District | |
Sign Overlay District |
§ 110-401 Zoning Map.
The boundaries of the zoning districts shall be as shown on the map attached to and made a part of this chapter, which map shall be known as the "Zoning Map of Pennsburg Borough." Said map and all notations, references, and data shown thereon are hereby incorporated by reference into this chapter and shall be as much a part of this chapter as if all were fully described herein.[1]

§ 110-402 Boundaries of districts.
Where uncertainty exists with respect to the boundaries of the various districts, as shown on the Zoning Map, the following rules shall apply:
A.
The boundaries between districts are, unless otherwise indicated, property lines, the center lines of roads or alleys and the rights-of-way of railroads and/or public utilities, or such lines extended, or lines parallel thereto.
B.
In undivided property, the district boundary lines on the Zoning Map shall be determined by use of the scale of the map.
§ 110-403 Federal and state owned property.
Whenever federal or state owned property or property owned by any federal or state agency or any political subdivision thereof is included in one or more zoning districts, it shall be subject to the provisions of this chapter only insofar as permitted by the Constitution and laws of the United States of America and of the Commonwealth of Pennsylvania.
