R-4 MANUFACTURED

HOME DISTRICT

§ 156.180 USE REQUIREMENTS.

   Permitted uses are:
   (A)   A mobile home less than 15 years of age.
   (B)   Any uses permitted in R-2 and R-3 Districts.
   (C)   A non-motorized vehicle that meets the following criteria may be located in an R-4 Manufactured Home District:
      (1)   The vehicle contains toilet and bathing facilities;
      (2)   The vehicle is connected to the required utilities in a permanent fashion as prescribed in this section;
      (3)   The vehicle is intended to be occupied by the same person or persons for at least two consecutive months at one location;
      (4)   If larger than eight feet by 32 feet, the vehicle shall be secured as specified in the Mobile Home Tiedown Code (77 Ill. Adm. Code 870);
      (5)   The vehicle must be less than 15 years of age.
   (D)   Motorized recreational vehicles shall not be located in a manufactured home community as a residence.

§ 156.181 HEIGHT.

   No building hereafter shall be erected or structurally altered to exceed 2 1/2 stories, nor shall it exceed 35 feet in height.

§ 156.182 AREAS.

   (A)   The lot requirements set forth in § 156.132 are incorporated in this section.
   (B)   All mobile homes located in an R-4 District shall be immobilized. All persons owning, operating, renting or leasing an existing mobile home shall remove or cause to have removed the wheels and hitch, if designed to be removable, or any other transportation device from the mobile home. The owner or lessor shall permanently affix it to the ground with tie downs or other manner approved by the city and shall place skirting completely around the bottom of the mobile home in a manner approved by the city. All immobilized mobile homes shall be placed on either a reinforced concrete pad or on two reinforced concrete runners or on concrete piers approved by the city.
