R-3 RESIDENTIAL DISTRICT
§ 27-901 Purpose.

1.
The purpose of the R-3 District is to allow for single-family detached dwellings and for a mix of residential uses on larger tracts of land.
2.
A building or structure may be erected or altered, to be used either in whole or in part, and a lot may be used or occupied for any of the following uses and no other, provided that such uses, buildings, or structures shall comply with such regulations as yards, lot sizes, lot width, building area, height, impervious surface, easements, bufferyards, off-street parking, and other requirements as specified by this chapter.

§ 27-903 Area and Dimensional Requirements.

All uses shall comply with the area and dimensional requirements listed in this section, except that Use B15, Mixed Residential Use, shall comply with the use and dimensional criteria for the use set forth at § 27-304, Use B15, and the requirements for specific uses listed below shall not apply.
