The regulations set forth in this article, or set forth elsewhere in this Ordinance when referred to in this article, are the regulations in the "M-2" Heavy Industrial District.
SECTION 81 USE REGULATIONS.
Any building or premises not otherwise permitted elsewhere in this Ordinance may be used for any purpose not in conflict with any ordinance of the City of Riverdale regulating nuisance provided that the City Council authorizes such use by a special use permit after a recommendation on the proposed use by the Planning Commission as established in Article IX. The Planning Commission, in its recommendation regarding the use of a building or premises shall consider the effect of such use upon the character of the neighborhood, traffic conditions, public utility facilities, and other matters pertaining to the public health, public safety or general welfare including the effects of dust, gas, smoke, noise, fumes, odor, vibrations or soot.
SECTION 82 HEIGHT REGULATIONS.
No building hereafter erected or altered shall exceed four (4) stories nor shall it exceed eighty (80) feet in height, except as otherwise provided in Articles X and XI hereof.
SECTION 83 AREA REGULATIONS.
All area regulations pertaining to the front yard, side yard, rear yard or intensity of use for a use permitted in the "M-2" Heavy Industrial District shall be established by the City Council at the time that the special use permit is approved. Such restrictions shall be considered after a recommendation of the Planning Commission.
