- PARKING AND LOADING AREAS
(a)
Uses generally. In order to ensure free and uninterrupted movement of traffic on the public streets and highways, off-street motor vehicle parking space shall be provided, in addition to adequate provision for ingress, egress and maneuvering, in accordance with the following minimum requirements:
(1)
Residential uses.
a.
One-family dwellings and two-family dwellings: One parking space for each dwelling unit.
b.
Multiple-family dwellings: One parking space for each dwelling unit.
c.
Hospitals: One parking space for each four beds, plus one for each staff doctor or visiting doctor, plus one for each two employees.
d.
Hotels, motels, inns and auto courts: One parking space for each guestroom or sleeping room or suite, plus such additional spaces as may be required in this section for affiliated uses such as retail uses, restaurants, meeting rooms or banquet facilities.
e.
Nursing homes, convalescent homes and similar type establishments: One parking space for each three beds, plus one for each two employees.
f.
Senior citizen dwellings: One parking space per senior citizen dwelling unit.
(2)
Business or commercial uses.
a.
Amusement establishments, including gymnasiums and health clubs: Three parking spaces for each 1,000 square feet of floor area.
b.
Automobile service stations: Two parking spaces for each island of pumps and each service stall, plus one for each two employees.
c.
Banks, dry cleaning, laundromats, locksmiths and similar service businesses: One parking space for each 250 square feet of floor area.
d.
Banquet halls, dancehalls, and other similar places of assembly: One parking space for each 25 square feet of floor area.
e.
Barbershops and beauty parlors: One parking space for each chair, plus one for each employee.
f.
Bowling alleys: Four parking spaces for each alley, plus such additional spaces as may be required in this section for affiliated uses such as bars and restaurants.
g.
Business, professional offices, or medical or dental clinics: One parking space for each 250 square feet of floor area.
h.
Catering establishments: One parking space for each 250 square feet of floor area.
i.
Furniture and appliance stores, household equipment or furniture repair shops: One parking space for each employee, plus one for each 600 square feet of floor area in excess of 1,000 square feet.
j.
Motor vehicle and machinery rental and sales: One parking space for each 800 square feet of floor area, plus one for each employee.
k.
Pool rooms and billiard halls: Two parking spaces for each pool table, plus such additional spaces as may be required in this section for affiliated uses such as bars and restaurants.
l.
Recreation facilities (indoor), including athletic clubs, lodges and fraternal organizations: One parking space for each 250 square feet of floor area.
m.
Recreation facilities (outdoor): One parking space for each 5,000 square feet of land area, plus 15 parking spaces for each baseball or soccer field, plus four parking spaces for each tennis court.
n.
Restaurants or establishments dispensing food and/or beverages for consumption on the premises (not including drive-in establishments), or for pickup or delivery for off-premises consumption: One parking space for each 100 square feet of floor area, or one parking space for each three seats, plus one space for each three employees, whichever is greater.
o.
Restaurants (drive-in) and/or refreshment stands (where food and/or beverage is consumed in a vehicle): One parking space for each 20 square feet of floor area, but not less than ten spaces.
p.
Retail stores (not including shopping centers): One parking space for each 180 square feet of floor area.
q.
Shopping centers: One parking space for each 180 square feet of floor area if less than 50,000 square feet, or one parking space for each 250 square feet of floor area if 50,000 square feet or more.
r.
Theaters: One parking space for each four seats up to 400 seats, plus one for each six seats over 400 seats.
s.
Undertaking establishments; funeral parlors: Six parking spaces for each chapel or parlor, or one for each 50 square feet of floor area used for services, whichever is greater.
(3)
Industrial uses.
a.
Manufacturing uses or any establishments engaged in production, processing, cleaning, servicing, testing or repair of materials, goods or products: One parking space for each two employees.
b.
Truck terminals: One parking space for each two employees, plus one for each truck.
c.
Warehouses and storage buildings: One parking space for each two employees.
d.
Wholesale establishments (but not including warehouses and storage buildings other than accessory): Six parking spaces, plus one for each 600 square feet of floor area in excess of 4,000 square feet.
(4)
Schools, institutions and places of assembly.
a.
Auditoriums, gymnasiums, convention halls and all places of assembly: One parking space for each five seats or seating spaces.
b.
Churches: One parking space for each ten seats in the main auditorium.
c.
Colleges, universities and trade schools: One parking space for each five students (based on the maximum number of students that the facility is designed to handle at any one time), plus one for each two employees.
d.
Elementary schools: Two parking spaces for each classroom. However, if a place of assembly is provided in the school and the parking spaces provided for the place of assembly are equal to or in excess of the requirement for the classrooms, the classroom requirement need not be provided.
e.
Junior high and high schools: One parking space for each eight students (based on the maximum number of students that the facility is designed to handle at any one time), plus one for each two employees.
f.
Nursery schools: One parking space for each employee.
g.
Libraries, museums, or art galleries: One parking space for each 1,000 square feet of floor area, but not less than eight spaces.
(b)
Other uses. For uses not listed in this schedule of parking requirements, parking spaces shall be provided on the same basis as required for the most similar listed uses, or as determined by the zoning board of appeals and the board of trustees.
(c)
Loading and unloading. In addition to off-street motor vehicle parking spaces, the 20 percent rear yard requirement in business and industrial zones is designed to provide truck loading space.
(d)
Handicapped parking. In addition to the minimum requirements herein provided, off-street motor vehicle handicapped parking spaces shall be provided in accordance with state and federal regulations.
(e)
Fractional spaces. When units of measurement result in the requirement of a fractional space, any fraction shall require one parking space.
