ARTICLE XII

Urban Renewal Multiple Dwelling B Low-Rise SC District

§ 340-64 Uses.

In the Urban Renewal Multiple Dwelling B Low-Rise (SC) District, no building or premises shall be used, and no building shall be erected or altered, for other than the following uses:
A. 
Multifamily use designed primarily to accommodate senior citizens, in which not more than 10% of the apartments shall contain more than one bedroom and subject to the specific regulations as listed herein. No multifamily dwelling shall contain more than 18 units per acre.

§ 340-65 Lot size.

The minimum lot area shall be one acre.

§ 340-66 Building area.

A. 
The building area for three-story buildings shall not exceed 30% of the lot area.
B. 
The building area for one- and two-story buildings shall not exceed 40%.

§ 340-67 Building height.

No building shall be raised, altered or erected which is greater in height than three stories.

§ 340-68 Yard requirements.

The requirements for all yards shall be the height of the building plus five feet, with the minimum yard requirement being 25 feet.

§ 340-69 Parking requirements.

Parking space requirements are set forth in Chart IV of the Rockville Centre Zoning Code. Chart IV is entitled "Schedule of Minimum Required Off-Street Parking."[1] All parking shall be not less than eight feet from any multiple dwelling. The parking of commercial vehicles shall not be allowed.
