CHAPTER 16

- REDEVELOPMENT OVERLAY DISTRICTS RDOD

The redevelopment overlay districts (RDOD), described on the following pages, focuses on the preservation and rehabilitation of existing neighborhoods. The goal of new construction in the RDOD'S is to ensure compatibility with existing and new infill development.


Sec. 1601.- Allowed land uses.

All applicable land uses shall comply with the underlying zoning district.

Sec. 1602. - Setbacks.

All properties located within a RDOD district shall have a minimum front yard of ten (10) feet and any relief given to side and rear yard setbacks must be approved by the planning board with the submission of a plat.

Sec. 1603. - Exceptions.

Steps, fire escapes, stairways, external closets, balconies and chimneys may only project into a minimum yard not more than four (4) feet and an unenclosed porch or deck may project into the required front or rear yard not more than ten (10) feet.

Sec. 1604. - Applicability.

The extent and limits of the redevelopment overlay districts (RDOD) are described as follows:

A.

Beal Street. The Beal Street redevelopment area is part of the Happy Hill neighborhood. The Beal Street redevelopment area is a ten-block area bounded by West Thomas Street, North Harris Street, Sunset Avenue, and Middle Street. This neighborhood area is comprised of 166 parcels totaling 30.54 acres in size.

B.

Holly Street. Beginning at a stake at the intersection of the southern property line of Holly Street with the eastern property line of Myrtle Avenue; thence along the southern property line of Holly Street S. 67° E. 150 feet to a stake; thence S. 23° W. 100 feet to a stake; thence N. 67° W. 150 feet to a stake in the eastern property line of Myrtle Avenue; thence along the eastern property line of Myrtle Avenue N. 23° E. 100 feet to the point of beginning. It being Lots 25, 25 1/2 and 27, Block L, as shown on map of Shore and Huffines property recorded in Book 150, Page 9, Edgecombe Registry.

Ravenwood Crossing.

Beginning at an existing iron pipe located at the common property corner between the Powell Properties of Edgecombe County, LLC (DB 2070, Pg 293) and The City of Rocky Mount (DB 2625, Pg 21), and being the northwest corner of the The City of Rocky Mount property and having NC State Plane Coordinates of N=793,329.9936 and E=2,349,387.6965 measured in US survey feet thence from said point S 6l° 03' 18" E—1.37 feet to a new iron pipe, said point being in the southern right of way of Western Raleigh Boulevard and being the point and place of BEGINNING. This property also contains 1,301.18 square feet or 0.03 acres a portion of the existing Ravenwood right-of-way that is proposed to be abandoned by municipal approval.
