EXCEPTIONS AND

MODIFICATIONS

§ 154.065 GENERALLY.

   The dimensional requirements of this chapter shall be complied with in all respects, except that, under the specific conditions as outlined in this chapter, the requirements may be waived or modified as stated; and in addition, the dimensional requirements may be changed or modified by the Zoning Board of Adjustment as provided for in §§ 154.157 and 154.240 through 154.243.

§ 154.066 FRONT YARD MODIFICATIONS IN RESIDENTIAL DISTRICTS.

   Where 40% or more of the frontage in any block face is composed of lots which have been developed with buildings whose front yards are less than the minimum required front yard as specified in §§ 154.040 through 154.052, the required front yard shall be the average depth of front yard as specified in §§ 154.040 through 154.052, whichever is less. If any lot lies between two buildings which are less than 100 feet apart, the required front yard for the lot shall be no greater than the average front yard of the two adjoining lots.

§ 154.067 OTHER YARD MODIFICATIONS.

   Architectural features such as open or enclosed fire escapes, cornices, eaves, steps, gutters, buttresses, outside stairways, balconies, and similar features, but not covered porches, may project no more than 30 inches into any required side yard and no more than four feet into any required front yard or any required rear yard. Unenclosed and detached carports and garages may extend to five feet of a side property line.

§ 154.068 HEIGHT LIMIT EXCEPTIONS.

   Public or semi-public buildings, hospitals, sanatoriums, schools, churches, temples, chimneys, water tanks or towers, elevator bulkheads, stacks, ornamental towers or spires, wireless or broadcasting towers, or monuments, cupolas, domes, false mansards, parapet walls, and similar structures, and necessary mechanical appurtenances, may be erected to a height exceeding the maximum of this chapter.
