Minimum lot area: eighty thousand (80,000) square feet.

Maximum floor area ratio: 0.30.

Maximum impervious coverage: seventy (70%) percent.

Maximum height: three (3) stories or forty-five (45) feet.

Minimum front yard setback: twenty (20) feet.

Minimum side yard setback: ten (10) feet.

Minimum rear yard setback: ten (10) feet.

Minimum distance between buildings: fifteen (15) feet or one-half (1/2) the height of the tallest structure, whichever is greater.

No more than twenty-five (25%) percent of the parking shall be located in the front yard setback, and all parking areas shall be screened from view.

Maximum density: ten (10) dwelling units per acre.

Minimum rear yard setback: thirty (30) feet.

Each dwelling unit shall have not less than two (2) means of ingress and egress.

Such dwelling unit shall have not less than two (2) exposures.

There shall be no more than eight (8) dwelling units in any single group of attached dwelling units.

No more than two (2) dwelling units may be constructed without providing a wall setback of not less than four (4) feet.

All other bulk requirements established in Subsection A above shall apply.

Maximum height of principal structure: three (3) stories or forty (40) feet, whichever is less.

Maximum height of accessory structure: sixteen (16) feet.

Parking requirements for senior citizen housing: one-half (0.5) space per dwelling unit.

All other bulk requirements established in Subsection A above shall apply.

Maximum height: three (3) stories or forty (40) feet, whichever is less.

Maximum floor area ratio: 0.30.

Minimum number of parking spaces: one (1) space per every three (3) units.

Maximum number of units per building: seventy-five (75).

Maximum number of occupants per building: one hundred (100).

All other bulk requirements established in Subsection A above shall apply.

At least twenty (20%) percent of the tract shall be open space.

Open space areas shall be situated so as to create a courtyard that integrates the planned development with the adjacent train station.

A variety of amenities shall be provided, including but not limited to plazas, benches, fountains, time clocks, walkways and tables.

Structures shall be situated so as to back up against the railroad tracks and create a central courtyard that opens up into the train station area.

Pedestrian walkways and open space shall be provided between the train station area and the central courtyard.

Structures located adjacent to West Lincoln Avenue shall be designed to front on West Lincoln Avenue and shall complement the scale and architectural character of the surrounding neighborhood.

That departures by the proposed development from zoning regulations otherwise applicable to the subject property conform to the zoning standards applicable to the planned development.

That the proposals for maintenance and the amount, location and purpose of the common open space are adequate.

That provision through the physical design of the proposed development for public services, control over vehicular and pedestrian traffic and the amenities of light and air, recreation and visual enjoyment are adequate.

That the proposed planned development will not have an unreasonably adverse impact upon the area in which it is proposed to be established.

In the case of a proposed development which contemplates construction over a period of years, that the terms and conditions intended to protect the interests of the public and of the residents, occupants and owners of the proposed development in the total completion of the development are adequate.

Common areas which are not accepted by the Borough shall be deeded to a corporation, association, individual or individuals or other legal entity consisting of a majority of the property owners within the development for their use, control, management and maintenance.

Any agreement for such ownership shall be reviewed and approved by the Borough Attorney to ensure that adequate safeguards are included guaranteeing the continuance of the agreement in perpetuity and protecting the Borough from harm.

Such agreement shall give the Borough the right to perform maintenance and assess the cost to the property owners in the event that the property owners fail to maintain the property in accordance with the agreement.

An application form containing the name of the developer; a signed statement of the developer affirming compliance with the minimum criteria for planned development contained in this Article; proof that the property taxes pertaining to the property in question have been paid to date; a corporate or partnership disclosure statement, where applicable, in accordance with the provisions of N.J.S.A. 40:55D-48.1 and 55D-48.2; and any application fees that may be established by ordinance.
