CHAPTER 10

OFF STREET PARKING

10-10-1: LOCATION OF PARKING LOTS:

Parking areas, whether opened or enclosed, shall be provided upon the same lot containing the use for which they are required, or on separate lots as follows:
   A.   Within a two hundred foot (200') radius in all residential and B-1 community business districts. (1981 Code § 17.44.010)
   B.   Within a five hundred foot (500') radius in B-2 general business districts, B-3 highway business districts and I-1 industrial districts. (1981 Code § 17.44.010; amd. 2012 Code)
   C.   Such separate lots shall be classified as "parking lots" or "parking garages" in determining whether they are permitted in a particular district.
   D.   Such separate lots and the lot containing the use for which they are required shall be held under unified ownership or control as required for a lot. (1981 Code § 17.44.010)

10-10-2: SPACE SIZE AND LOCATION:

   A.   Size: Each off street parking space shall not be less than ten feet (10') wide and twenty feet (20') long. (1981 Code § 17.44.020)
   B.   Location:
      1.   All parking aisles and parking spaces shall be entirely within lot lines and not on a public right of way.
      2.   Parking spaces shall be so arranged that no part of any vehicle overhangs the public right of way. (1981 Code § 17.44.040)

10-10-3: ACCESSWAYS:

Unobstructed and direct accessways shall be provided from off street parking to a street or alley, which accessways shall have a minimum width of at least eight feet (8') to a private garage and ten feet (10') to a parking lot. The alignments of accessways shall intersect the abutting street lines approximately at right angles (variations not to exceed 20 degrees). (1981 Code § 17.44.030)

10-10-4: DRAINAGE AND PAVING:

All parking areas in the MR-2, B-1, B-2 and I-1 districts shall be properly drained and paved with an all weather surface. (1981 Code § 17.44.050)

10-10-5: PARKING IN FRONT OR SIDE YARDS PROHIBITED; BUILDING SETBACK:

Required open or enclosed parking areas in any SR-1 or MR-1 district shall not be located in any required front yard or required side yard adjacent to a street. Where off street parking is provided between any building and a street, in order to accommodate pedestrian and vehicular traffic, the building shall be set back at least fifty feet (50') from the lot line. 10-10-6: COMBINED USES PROHIBITED:

No part of an off street parking area required for any building or use for the purpose of complying with the provisions of this title shall be included as a part of an off street parking space similarly required for another building or use. (1981 Code § 17.44.070)
