CHAPTER 1165

RS-1A Residential District

1165.01 PERMITTED USES.

   (a)    Single-family dwelling.
 
   (b)    Public park or playground.
 
   (c)    Church.
 
   (d)   Public school, elementary and high, or private school having a curriculum equivalent to a public elementary or public high school and having no rooms regularly used for housing or sleeping purposes.
 
   (e)    Large-scale residential development in accordance with the provisions of Sections 1191.01 and 1191.02.

1165.02 CONDITIONAL USES.

   (a)    Hospital, nursing home, and educational, philanthropic or religious institution on site of not less than five acres, provided not more than fifty percent (50%) of the site area may be occupied by buildings, and provided further that the building shall be set back from all required yard lines an additional foot for each foot of building height.
 
   (b)    Nursery, prekindergarten, kindergarten, play, special and other private schools.
 
   (c)    Public building erected by any governmental agency.
   (d)   Residential indoor shooting range.

1165.03 HEIGHT REGULATIONS.

   Maximum height limit for buildings and structures in this district shall be thirty-five feet.

1165.04 MINIMUM YARD REQUIREMENTS.

   (a)    The following minimum yards, measured in feet, shall be provided in this district.
      (1)    Front,   30
      (2)    Side,    10
      (3)    Rear,   30
   (b)    Whenever a lot abuts upon a public alley, one-half of the alley width may be considered as a portion of the required yard. For the purpose of side yard regulations, a two- family dwelling or multiple dwelling shall be considered as one building occupying one lot.

   (c)    On all dwellings and main structures, the front entrance shall face the front or street line.

1165.05 MINIMUM LOT AREA AND WIDTH.

   The following minimum lot areas and lot widths shall be provided in this district.
   (a)    Lot area in square feet       15,000
   (b)    Lot width in feet          100
   (c)    Lot area per family in square feet    15,000

1165.06 ACCESSORY BUILDINGS AND USES.

   Accessory buildings and uses shall be provided for as set forth in Sections 1193.01 to 1193.05.

1165.07 EXCEPTIONS AND SPECIAL REGULATIONS.

   Exceptions and special regulations shall be provided for as set forth in Sections 1198.01 to 1198.04.
