Mohawk School Multiple Residence/Professional Office District

§ 250-16.1 Purpose.

To accommodate changing educational property needs and provide for the controlled continued use of school properties no longer needed by school systems, which properties are unique in size and character, the Mohawk School Multiple Residence/Professional Office District is hereby authorized. Said district is established to allow for uses most complimentary to the surrounding neighborhood.

§ 250-16.2 Location and size.

The Mohawk School Multiple Residence/Professional Office District has an area of approximately 2.3 acres and is bounded by Sanders Avenue, Ten Broeck Street and Riverside Avenue, as per attached map.[1]

§ 250-16.3 Uses permitted.

A. 
That portion of the existing building, commonly known or referred to as the multistory portion of the building, shall be used for MR (multiple residence) and shall be subject to all of the restrictions and requirements imposed by Article V of the Village Zoning Ordinance.
B. 
That portion of the existing building, commonly referred to as the one-level portion of the building, shall have the following uses permitted:

(1) 
Professional offices and related professional activities licensed by the State of New York.
(2) 
Video production facilities, provided that no more than 10 persons are employed during a twelve-hour period.

§ 250-16.4 Environmental control.

A. 
The use of property within this district shall be confined to the existing buildings, and no further building construction shall be permitted without specific application to the Village Board of Trustees.
B. 
Upon application of Mohawk Schoolhouse Associates, pursuant to Subsection A of this section, the Board of Trustees of the Village of Scotia hereby authorizes building and construction at the former Mohawk Elementary School property limited to and consistent with the proposed site plan submitted by Mohawk Schoolhouse Associates dated July 2, 1985.

§ 250-16.5 Use and amendment process.

Land use within this district is specifically limited and restricted to the uses specifically authorized herein, and any changes thereto must be made by amendment to this article.
