R-MT Residential District Multifamily Town

§ 510-41 Application.

In the R-MT Residential District, the following regulations shall apply.

§ 510-42 Uses permitted.

A. 
Single-family detached dwellings.
B. 
Single-family semidetached dwellings.
C. 
Two-family detached dwellings.
D. 
Apartments, when building is constructed on the basis of a floor area ratio of not more than 0.4.
E. 
Lodging and boardinghouses.
F. 
Churches or similar places of worship, parish houses and convents.
G. 
Public and private schools.
H. 
Municipal, state or federal buildings or uses.
I. 
Municipal parks, playgrounds or recreation areas.
J. 
Home occupations.
K. 
Public utility facilities or uses.
L. 
Signs, when erected and maintained in accordance with the provisions of the article titled "Signs."
M. 
Accessory buildings and uses customarily incidental to the above uses.

§ 510-43 Height regulations.

The height of a building shall be not more than 35 feet except for apartments, in which case the floor area ratio shall control.

§ 510-44 Area, width and coverage regulations.

The lot area and lot width per dwelling unit shall be not less, and the coverage shall be no greater, than indicated below.

§ 510-45 Yard regulations.

Each lot shall have front, side and rear yards of not less than the depth or width indicated below for all uses except apartments.
A. 
Front yard. Depth, 10 feet.
B. 
Side yard or yards.
(1) 
Single-family detached and two-family detached. Two side yards, one on each side of the main building, with a minimum width of three feet and a total combined width of eight feet.
C. 
Rear yard. Depth, 15 feet.
D. 
For apartment dwellings of one and two stories, there shall be front, side and rear yards of not less than 15 feet. For each story over two, each yard shall be increased by five feet.

§ 510-46 Habitable floor area.

The minimum habitable floor area of a dwelling unit hereafter erected shall be 600 square feet. In case of apartment houses and conversion apartments, the minimum habitable floor area shall be not less than 300 square feet per apartment, except those apartments designed for and occupied exclusively by one person, which apartments shall each contain not less than 150 square feet of habitable floor area.
