- ZONING DISTRICT REGULATIONS
Within the zoning districts established by this article and as shown on the zoning district map, the following regulations shall apply:

Mobile homes shall only be located in zones R-6, R-7 and A-1 when the following conditions have been met:
(1)
Mobile home compliance must be evaluated and approved by committee at least 30 days prior to move-in date.
(2)
All mobile homes shall have skirting of materials approved for such application. Any porches and attached structures must be of appropriate materials. Any additions must be approved by commission, followed by council approval.
(3)
Must meet all Louisiana Building Code mandates as they pertain to mobile homes.
In addition to the above three conditions, zone A-1 shall also require the following conditions to have been met:

Only one mobile home to be placed per five acre tract of land or greater.
(5)
Acreage must be subdivided by a registered land surveyor into no less than five acres per mobile home.
(6)
Mobile homes shall be no more than ten years old at the date of application before committee.

The following provisions apply to relocated homes:
(1)
Must meet the square footage requirements of the zone into which it is to be moved.
(2)
Must meet heating and cooling requirements as defined in definition of living area.
(3)
Subject to exterior review (pictures, video, etc.) by committee with final approval of council.
(4)
If any modifications are approved, they must be completed within six months.

(a)
The use of an RV at the residence of households in the town is restricted to limited overnight use not to exceed seven days in a 30-day period. No adapters can be used for overnight use and RV must be connected per manufacturer's requirements.
(b)
Any other use in excess of seven days requires approval by the committee and the council.

Following is a summary of procedures pursuant to developing a subdivision within the city limits of the town.
(1)
Seven plats along with seven master plans for the development of a subdivision will be submitted to town hall office at least one week prior to regular scheduled meeting of the town planning and zoning commission.
(2)
Persons submitting plat and master plan for a subdivision are required to attend regular meeting of the town planning and zoning commission to respond to any questions planning and zoning members may have concerning proposed subdivision, then attend town council meeting for their approval.
(3)
The subdivision ordinance must be followed in its entirety, with all fees paid and inspections completed as required by the ordinance.
(4)
Approval for subdivision must be granted by planning and zoning commission of the town and the town council before proceeding with East Feliciana Police Jury for building permits.
(5)
It will be required for any subdivision of five homes or more that a home owner's association be established and maintained with its own rules and regulations.
