- ESTABLISHMENT OF DISTRICTS
A.
The Township is hereby divided into the classes of districts listed below:
(A) Agricultural/Woodland Conservation District.
(R-1) Low Density Residential District.
(R-2) Moderate Density Residential District.
(C) Retail Commercial/Professional Office District.
(C-I) Highway Commercial/Light Industrial District.

A.
The boundaries of the said districts are hereby established as shown on the "Southampton Township Zoning Map," which accompanies, and which, with all explanatory matter thereon, is hereby adopted and made a part of this Chapter. A copy of said map, indicating the latest amendments, shall be kept up-to-date for the use and benefit of the public at the Township office.

A.
In determining the boundaries of districts shown on the zoning map, the following rules shall apply:
1.
Where district boundaries are indicated as approximately following the center lines of streets, highways, watercourses, or railroad rights-of-way or such lines extended, such center lines shall be construed to be such boundaries.
2.
Where such boundaries are indicated as approximately following property lines, such lines shall be construed to be such boundaries.
3.
In all cases where district boundaries divide a lot, the boundaries are deemed to be lines which connect two identifiable points, but if no such points are identifiable, then the location of such boundaries shall be determined by the use of the scale shown on the zoning map unless the boundaries are indicated by dimensions.
4.
In all cases where a district boundary line is located not further than 15 feet away from a lot line of record, such boundary line shall be construed to coincide with such lot line.
5.
In case of uncertainty as to the true location of a district boundary line in a particular instance, the determination thereof shall be made by the Zoning Officer. An appeal may be taken to the Zoning Hearing Board, as provided in Part 8 herein.

A.
Following the effective date of this Chapter and except as hereinafter provided:
1.
No building shall be erected, moved, altered, rebuilt or enlarged, nor shall any land or building be used, designed or arranged to be used for any purpose or in any manner except in conformity with all regulations, requirements, and restrictions specified in this Chapter for the district in which such building or land is located.
2.
No yard or open space required in connection with any building or use shall be considered as providing a required open space for any other building on the same or any other lot.
3.
No lot shall be formed from a part of a lot already occupied by a building unless such building, all yards and open spaces connected therewith, and the remaining lot comply with all requirements prescribed by this Chapter for the district in which said lot is located. No land use permit shall be issued for the erection of a building on any new lot thus created unless such building and lot comply with all the provisions of this Chapter.
4.
Nothing contained in this Chapter shall require any change in the plans, construction, or designated use of a building complying with local laws in force prior to this Chapter, if both of the following are found to exist:
a.
A land use permit shall have been duly issued prior to the date of first publication of notice of the public hearing on this Chapter; and
b.
The entire building shall have been constructed in accordance with such plans as have been filed with the Township and shall have been completed within one year from the effective date of this Chapter.
5.
Except as provided by law or in this Chapter, no building, structure or land in any district shall be used or occupied except for the purposes permitted in the district in the article of this Chapter applicable thereto.
6.
This Chapter is intended to be used in conjunction with other ordinances of the Township governing subdivision, land development, and construction. Interested parties are urged to examine these other ordinances, with respect to their specific concerns and projects, and to communicate with the Township Zoning Officer, Planning Commission and Board of Supervisors regarding any questions prior to initiating work.
