16.08 GENERAL

REGULATIONS

16.08.010 Scope Of Regulations

  1. No application for a building permit or other permit or license, or for a certificate of occupancy, shall be approved by the Zoning Administrator, and no permit or license shall be issued by any other department, which would authorize the use or change in use of any land or building contrary to the provisions of this title, or the erection, moving, alteration, enlargement, or occupancy of any building designed or intended to be used for a purpose or in a manner contrary to the provisions of this title.
  2. No lot area shall be so reduced or diminished that the lot area, yards, or other open spaces shall be smaller than prescribed by this title, nor shall the density of population be increased in any manner except in conformity with the area regulations as hereinafter provided.
  3. Every building hereafter erected, relocated, or structurally altered shall be located on a lot as herein defined, and, except in the case of an officially approved planned multiple-dwelling development, there shall be no more than one main building and the customary accessory building on one lot within a residence district.
  4. In any residence district a double frontage lot shall have a front yard, as hereinafter provided for its particular district, along each street lot line, provided further that residential buildings on double frontage lots shall not face or have access onto collector or arterial streets as designated in the Comprehensive Plan.
