ARTICLE XI
Residential Conservation Zones
§ 100-78 Principal uses.

In Residential Conservation Zones, no lot shall be used and no structure shall be erected, altered or occupied for any purpose except the following:
A.
Detached single-family dwelling units.
B.
Home occupations, conditional use: See § 100-117.1.
C.
Municipal parks and municipal playgrounds.
§ 100-79 Accessory uses.
In Residential Conservation Zones, no lot shall be used and no accessory structure shall be erected or altered for any purpose except the following:
A.
Private garage which shall not exceed 600 square feet. In no case shall a commercial vehicle in excess of 6,000 pounds' gross vehicle weight be stored.

B.
Provisions of § 100-3, except that no accessory building shall be occupied for residential purposes.
C.
No accessory building may be built on any lot in which there is not a principal building or structure.
D.
Excluding swimming pools, there shall be no more than one accessory building per lot.

§ 100-80 Swimming pools.
Private residential permanent pools shall be permitted in the rear yard area only and shall adhere to the following standards:
A.
All pools shall be located only in rear areas.
B.
Pools should occupy no more than 25% of the rear yard.
C.
No edge of any pool or paving, patio area, deck or other improvement integral to the function and construction of said pool shall be located closer to any building or lot line than 25 feet. Where such paving, patio areas or decks are attached to or otherwise occupy the entire area between the pool and the principal structure, the setback shall be determined as the distance from the water's edge to the principal structure, exclusive of said paving, patio area or deck.

D.
The rear yard or portion of the rear yard area where the pool is located shall be enclosed with fencing of no less than four feet nor more than eight feet in height in order to deny accidental access to the pool. A pool with sides that are at least four feet above grade shall be considered in conformance with this requirement as long as any ladder, ramp or set of stairs attached thereto is removable or can be blocked off with a locking gate or partition.

E.
The pool may be lighted by both underwater or exterior lights, provided that all exterior lights are located so that the light is neither directed or reflected upon adjacent properties. All freestanding standards for exterior lighting shall not exceed 12 feet in height.
F.
Adequate screening shall be provided.
§ 100-81 Required conditions.
The following conditions shall be complied with in the Residential Conservation Zone:
A.
Principal buildings.
(1)
Minimum lot size: 217,800 square feet.
(2)
Minimum frontage: 350 feet.
(3)
Minimum front setback: 100 feet.
(4)
Minimum side setback: 75 feet.
(5)
Minimum rear setback: 75 feet.
(6)
Maximum percentage of impervious surface area: 5%.

(7)
Maximum building height: 35 feet or 21/2 stories, whichever is less.
(8)
Parking spaces: four.
B.
Accessory buildings.
(1)
Minimum side yard: two times the accessory building height, but not less than 15 feet, except for swimming pools, which shall be a minimum of 25 feet.

Minimum rear yard: two times the accessory building height, but not less than 15 feet, except for swimming pools, which shall be a minimum of 25 feet.
