§ 18.09 RS

Residential Sewer.

The following regulations shall apply to all RS Districts:
(1) 
General Regulations.
(a) 
All dwellings shall be served by public sewer.
(b) 
Parking. Parking shall conform to the requirements set forth in Section 18.18.
(c) 
Signs. Signs shall be regulated as set forth in Section 18.17.
(d) 
All dwelling units shall include an attached garage as follows:
1. 
Dwelling units with one bedroom require a single stall garage.
2. 
All other dwelling units require a two-stall garage.
(e) 
When attached dwelling units are created, the plans, specifications and construction of such buildings shall require the installation and construction of separate sewer and other metered utility services to each dwelling unit, unless otherwise approved by the Public Works and Utility Commission.
(f) 
When attached dwelling units are created, matters of mutual concern to the adjacent property owners, due to construction, catastrophe, and maintenance, shall be guarded against by private covenants and deed restrictions and the approving authorities shall not be held responsible for same.
(g) 
Zero Lot Line Duplexes.
1. 
Each dwelling unit in a zero lot line duplex shall have street frontage of no less than 1/2 of the required lot width, as measured along the right-of-way line.
2. 
The lot area of each dwelling unit in a zero lot line duplex shall be no smaller than 1/2 of the required lot area.
3. 
Easements shall be provided across zero lot lines where necessary for water, sewer, and utility services.
(2) 
Permitted Uses. The production of crops (and soil tillage for the purpose of producing the crops) on unplatted lands. The application of raw or liquid manure is not permitted.
(3) 
Permitted Accessory Uses.
(a) 
The keeping of chickens on single family home lots per Section 11.19.5 of the Suamico Municipal Code.
(b) 
Home occupation without nonresident employees. No retail sales, assembling, or manufacturing is allowed on-premises.
(4) 
Name Change. The former RS-Residential Sewered District is hereby renamed the RS-1 (Single Family Residences) District. All property located in the former RS-Residential Sewered District as of July 7, 2025, shall be in the RS-1 District and governed pursuant to Section 18.09.1 of the Suamico Municipal Code unless rezoned.
