The purpose of the R-1 Residential District is to protect, insofar as possible, the existing and future investment and to promote development in accordance with acceptable density standards; to prevent the overcrowding of land; to facilitate the provision of public facilities necessary to the health, welfare and general convenience of the public; to preserve public open space; to exclude incompatible uses; to reduce congestion on streets and highways; and to create conditions conducive to carrying out the purpose of this chapter.

A building may be used, erected or altered and a lot may be used for any of the following purposes:

Maximum building height shall be 35 feet; provided, however, that the height may be increased one foot for each additional foot by which the side yard exceeds the minimum and for each six inches by which the front and rear yards exceed the minimum required.

The following special exceptions shall be permitted when authorized as provided in Article XVI and the outward appearances of which are residential in character or are in keeping with the character of the neighborhood in which they are located:

For special exception uses, for residential structures other than single-family detached dwellings, the minimum lot area shall be not less than 3,000 square feet per dwelling unit.
