- LOT RESTRICTIONS
(a)
Uses. All residential lots are defined in the village zoning map. Residential lots shall be used only for single-family residences. No building shall be erected, placed, altered or permitted to remain on any residential lot other than one single-family dwelling. Use of any residential lot for vacation rentals, business, commercial, trade, hospitals, clinics, duplex houses, apartment houses, temporary structures (including storage buildings), hotels or professional purposes is strictly prohibited.
(b)
Dwelling per lot; dwellings on adjoining lots. Only one single-family dwelling shall be constructed on each lot. A residence may be constructed on a portion of two or more adjoining lots, subject to the approval of the village board.
(c)
Building materials; boulders and other large objects. Due to safety issues regarding bicycles, golf carts, and motor vehicles, it is unlawful to place building materials, rocks, boulders, or large objects nearer than six feet from the roadway pavement on village rights-of-way adjacent to residential lots.
(d)
Parking. The following parking restrictions apply to residential lots:
(1)
Front setback line parking. No boat, boat trailer, boat rigging, travel trailer, camper, or inoperative automobile shall ever be parked or placed nearer to the street than the building front set back line, except for temporary parking.
(2)
Larger than one ton vehicles. No house trailer, recreational vehicle, truck, travel trailer, trailer, or commercial vehicle having a rated load capacity in excess of one ton shall ever be parked or stored on any residential lot, except for temporary parking and for such time as may be reasonably required on a delivery or pickup of goods, wares, property or material to or from the property.
(3)
Right-of-way. No house trailer, recreational vehicle, truck, trailer, or commercial vehicle shall ever be parked on any right-of-way in the village at any time.
(4)
Streets. No vehicle of any type or trailer shall ever be parked on the shoulder of a road in the village for a period of longer than 12 hours.
(5)
Boat trailer storage. Only two boat trailers may be stored on a lot that has a residential dwelling and the boat trailers must be behind the front setback line.
(6)
Commercial fishing or fishing guide boats. No nonresident boat that has promotional advertisement on or around the boat, stating that the boat is used for commercial fishing (harvesting of fish, either in whole or in part, for sale, barter or trade) or being advertised as a boat for hire to provide fishing guide services will be allowed to operate or be anchored or docked in any manner in any waterway within the village. A resident may keep such boat, but the boat must be parked adjacent to the property owner's bulkhead.
(a)
Vehicle storage or parking on a vacant lot. No automobile, commercial vehicle, truck, jet-ski, boat, motorcycle, recreational vehicle, boat/jet ski trailer, RV campers, travel trailers, recreational equipment, etc, is allowed to be stored or parked on a lot that does not have a residential dwelling on the lot. Exception to this ordinance is that a boat trailer or a single-axle utility trailer on a vacant lot will be allowed if the vacant lot is owned by an adjoining residential property owner. Storage of the boat trailer or single-axle utility trailer on the vacant lot must be behind the building front setback line of owner's adjacent residential structure. Any violation of this ordinance will constitute a misdemeanor subject to the penalties set forth in Section 1-13 of this Code.
(b)
Boats, boat ramps and boat docks. No boathouse, boat ramp, or docking of boats is allowed on a lot unless there is a completed residential dwelling on the lot. The boat house, boat ramp, and/or a docked boat can only be used after completion of all the following:
(1)
The residential house and boat dock/ramp construction has been completed on the lot.
(2)
A certificate of occupancy for the residential dwelling has been issued by the Village of Tiki Island.
(c)
Building materials. No building material of any kind or character shall be placed or stored upon any vacant lot until the owner or builder has obtained a building permit from the village building inspector, and is ready to commence making improvements, after which time any building materials shall be placed or stored within the property lines of the lot or parcel of land upon which the improvements are to be made. At no time shall any building materials impede drainage or be placed in the street or between the pavement and the property line.
