§ 580-21 Use regulations.

A. 
Within any Class B District, no building or structure or area shall be used and no building or structure shall be erected to be used in whole or in part for any purpose other than the specified purposes permitted in Article IV, § 580-13 above.
B. 
Places of worship shall be permitted as a conditional use in the Class B District subject to the conditions and requirements of § 580-95.1 of this chapter.

§ 580-22 Street frontage, lot width and depth, lot area and coverage requirements.

Within any Class B District, no lot or plot shall have a street frontage of less than 75 feet or lot width of less than 75 feet measured at the front yard setback. Each lot in the Class B District is required to provide a minimum lot area of 7,500 square feet and a minimum lot depth of 95 feet. No building shall occupy an area greater than 20% of the area of the lot upon which it is built. The maximum allowable impervious coverage in the Class B District shall not exceed 40%. See Schedule A, Area and Bulk Regulations, attached to and hereby incorporated into Chapter 580.

§ 580-23 Height restrictions.

No principal building shall be erected to a height in excess of 2 1/2 stories nor greater than 28 feet; provided, however, that this limitation shall not apply to churches and public buildings, nor to flagpoles or monuments, nor to domes, cupolas and chimneys, provided that the aggregate horizontal area of such parts shall not exceed 10% of the ground area covered by the main building. Radio and television antennas, poles, masts or towers shall not exceed 50 feet in height above ground level measured from the structure on which located. No accessory building or structure shall exceed 20 feet in height.

§ 580-24 Front yards.

A. 
Within any Class B District, a minimum front yard of 20 feet as measured between the front lot line and the closest projection of the principal building is required except as provided and regulated by § 580-9B. See Schedule A, Area and Bulk Regulations, attached to and hereby incorporated into Chapter 580.
B. 
Notwithstanding any other provision of this chapter, an unenclosed entry platform, also known as a stoop, not to extend more than five feet from the dwelling and 30 square feet in area shall be permitted to project into a required front or side yard. Such an entry platform may be covered or uncovered. If covered, such overhead construction shall not extend beyond the leading edge of the entry platform.

§ 580-25 Rear yards.

Within any Class B District, the minimum depth of the required rear yard as measured between the rear lot line and the nearest projection of the principal building shall not be less than 20 feet. See Schedule A, Area and Bulk Regulations, attached to and hereby incorporated into Chapter 580.

§ 580-26 Side yards.

Within any Class B District, except for corner lots, two side yards are required, each of a minimum of 10 feet. See Schedule A, Area and Bulk Regulations, attached to and hereby incorporated into Chapter 580.

§ 580-27 Proximity of buildings to rear lot line.

Within any Class B District, no building, accessory or otherwise, shall be nearer to the rear lot line than three feet.

§ 580-27.1 Use regulations established for Class BB District lots.

Within any Class BB District, no building or structure or area shall be used and no building or structure shall be erected to be used in whole or in part for any purpose other than the specified purposes permit in Article IV, § 580-13 above.

§ 580-27.2 Street frontage, lot width and depth, and lot area and coverage requirements established for Class BB District lots.

Within any Class BB District, no lot or plot shall have a street frontage of less than 100 feet or lot width measured at the front yard setback line of less than 100 feet. The minimum required lot area for all lots in the Class BB district is 18,000 square feet and the minimum required lot depth is 150 feet. No building shall occupy an area greater than 20% of the area of the lot upon which it is built. Maximum allowable impervious coverage in the Class BB District shall not exceed 33%. See Schedule A, Area and Bulk Regulations, attached to and hereby incorporated into Chapter 580.

§ 580-27.3 Height restrictions for the Class BB District.

A. 
Within any Class BB District, a front yard is required on every lot which shall have a depth of not less than 40 feet from the front lot line to the nearest projection of the principal building except as provided and regulated by § 580-9B. See Schedule A, Area and Bulk Regulations, attached to and hereby incorporated into Chapter 580.
B.

§ 580-27.6 Side Yards in Class BB District.

Within any Class BB District, except for corner lots, two side yards are required, each a minimum width of 15 feet. See Schedule A, Area and Bulk Regulations, attached to and hereby incorporated into Chapter 580.

§ 580-27.7 Proximity of rear yard accessory buildings and structures in Class BB District.

Within the Class BB District, no accessory structure or building located in a rear yard shall be nearer to any lot line than five feet to any rear lot line, nor 10 feet to any side lot line.
