Class AAA District

§ 580-39 Location.

The following lands and premises shown and designated on the Tax Assessment Map of the Township of Washington as revised to October 1976 are hereby classified as Class AAA District:

§ 580-40 Use regulations.

A. 
Within any Class AAA District, no building or structure or area shall be used and no building or structure shall be erected to be used in whole or in part for any purpose other than the specified purposes permitted in Article IV, § 580-13 above.
B. 
Places of worship shall be permitted as a conditional use in the Class AAA District subject to the conditions and requirements of § 580-95.1 of this chapter.

§ 580-41 Street frontage, lot width and depth, and lot area and coverage requirements.

Within any Class AAA District, no lot or plot shall have a street frontage of less than 100 feet or lot width measured at the front yard setback line of less than 100 feet. The minimum required lot area for all lots in the Class AAA district is 43,560 square feet and the minimum required lot depth shall be 175 feet. No building shall occupy an area greater than 20% of the area of the lot upon which it is built. Maximum allowable impervious coverage in the Class AAA District is limited to no greater than 30%. See Schedule A, Area and Bulk Regulations, attached to and hereby incorporated into Chapter 580.

§ 580-42 Height restrictions.

No principal building shall be erected to a height in excess of 2 1/2 stories nor greater than 34 feet; provided, however, that this limitation shall not apply to churches and public buildings, nor to flagpoles or monuments, nor to domes, cupolas and chimneys, provided that the aggregate horizontal area of such parts shall not exceed 10% of the ground area covered by the main building. Radio and television antennas, poles, masts or towers shall not exceed 50 feet in height above ground level measured from the structure on which located. No accessory buildings or structures shall exceed 20 feet in height.

§ 580-43 Front yards.

Within any Class AAA District, a front yard is required on every lot. Each front yard shall be at least 50 feet in depth as measured between the front lot line to the nearest projection of the principal building except as provided and regulated by § 580-9B. See Schedule A, Area and Bulk Regulations, attached to and hereby incorporated into Chapter 580.

§ 580-44 Rear yards.

Within any Class AAA District, the minimum depth of a required rear yard as measured between the rear lot line and the nearest projection of the principal building shall not be less than 50 feet. See Schedule A, Area and Bulk Regulations, attached to and hereby incorporated into Chapter 580.

§ 580-45 Side yards.

Within any Class AAA District, two side yards are required except for corner lots, each of a minimum width of 15 feet. See Schedule A, Area and Bulk Regulations, attached to and hereby incorporated into Chapter 580.

§ 580-46 Proximity of buildings to rear lot line.

Within any Class AAA District, no building, accessory or otherwise, shall be nearer to the rear lot line than 10 feet.
