ARTICLE II

Districts

§ 202-5 Establishment.

For the purpose of applying the provisions of this chapter, the Borough of Trafford, Pennsylvania, is hereby divided into the following types of zoning districts:
R-1
Single-family Residential District (one to four families per net acre)
R-2
General Residential District
R-3
Multiple-Family Residential District
C-1
Light Commercial District
C-2
Heavy Commercial District
I-1
Light Industrial District
I-2
Heavy Industrial District
P
Permanent Preserve District

§ 202-6 Adoption of map; interpretation and boundaries.

A. 
The boundaries of these districts are hereby established as shown on the map entitled "Official Zoning Ordinance Map," with all explanatory matter being deemed to accompany it, and said map be and is hereby made a part of this chapter.[1] The Official Zoning Ordinance Map shall carry the signature of the President and the Secretary of the Council, certifying that it is the true map adopted by the Council. All amendments shall be identified on the map similarly certified.

B. 
The boundaries between districts are, unless otherwise indicated, either the center lines of streets or such lines extended, or parallel lines thereto, or property lines, or other physical boundaries and delineations. Where streets, property lines or other physical boundaries and delineations are not applicable, boundaries shall be determined by the use of the dimensions or scale shown on the Official Zoning Map.
C. 
When a lot in any district other than on R District abuts a lot in an R District, there shall be provided along such abutting side property lines an open space in width or depth equal to that required in the residential district. The front yard requirement of the R District shall also prevail.

§ 202-7 Map changes.

A. 
On and after the passage of this subsection, the following parcel of land be and the same is hereby zoned C-2 Heavy Commercial: beginning at the point of intersection of the westerly line of Seventh Street Extension with the southerly line of Forbes Road; thence, along the southerly line of Forbes Road in a general westerly direction, a distance of 125 feet, more or less, to the easterly line of Turtle Creek Branch of the Pennsylvania Railroad; thence, in a general southwesterly direction along said railroad, a distance of 600 feet, more or less, to a point of beginning of the proposed recreation area as shown on a map attached hereto and marked Exhibit A;[1] thence, in a general easterly direction along said recreation area, a distance of 600 feet, more or less, to the westerly line of L.R. 64232; thence, in a general northeasterly direction along said L.R. 64232, a distance of 300 feet to a point, the place of beginning, containing 2.4 acres, more or less.

B. 
A detailed description of the property reclassified and rezoned by this subsection is as follows: beginning at a point where the northwesterly line of T.R. 130 meets the northerly line of Pennsylvania State Legislative Route 02226, also known as "Forbes Road," extending from said beginning point the following 4 courses and distances: north 79° 37' 42" west, along said northerly line of Pennsylvania State Legislative Route 02226, also known as "Forbes Road," the distance of 109.26 feet to a point distant 44 feet southeasterly and radially from the center line of the railroad of the Pennsylvania Railroad Company known as the "Turtle Creek Branch"; northeasterly, by remaining land of said railroad company, parallel with said center line of railroad, on a curve to the left, having a radius of 926.00 feet, the arc distance of 288.66 feet to a corner of land of Michael J. Zeravica, Jr., and Rosemarie, his wife; south 46° 13' east, by said last-mentioned land, 72.00 feet to said northerwesterly line of T.R. 130; and southwesterly, along the same, on a curve to the right, having a radius of 998.00 feet, the are distance of 225.80 feet to the place of beginning, containing 0.424 of an acre, plus or minus. After the passage of this subsection, the property above described shall be classified and zoned as C-2 Heavy Commercial, and in said district, the land may be used and buildings may be erected, altered or used in accordance with and subject to the prohibited uses as set forth in Article III of this chapter, enacted by the Borough of Trafford as hereinabove set forth.
C. 
The Zoning Map and this chapter are amended to change the following described property from R-1 Single-Family Residential to R-3 Multiple-Family Residential: all that certain piece, parcel or tract of land situate in the Borough of Trafford, County of Westmoreland and Commonwealth of Pennsylvania, more particularly bounded and described as follows: beginning at a point in the center of Traffic Route No. 130, also known as "Seventh Street Extension," which said point represents the intersecting point of the center line of Forbes Road (L.R. 02226) with the center line of said Traffic Route No. 130; thence, along the center line and through said Traffic Route No. 130, north 47° 38' 30" east a distance of 189.90 feet to a point; thence, continuing through the same, north 39° 42' 20" east a distance of 444.11 feet to a point; thence, through Levelgreen Manor Plan of Lots, No. 1, south 31° 08' 50" east a distance of 180.58 feet to a point on the southerly line of the Levelgreen Manor Plan of Lots; thence, along said plan of lots, by the arc of a circle having a radius of 555.00 feet, an arc distance of 268.90 feet to a point; thence, continuing along same, north 69° 10' 30" east a distance of 360.37 feet to a point on the southerly line of Westmoreland Acres Plan, No. 2; thence, by the arc of a circle having a radius of 810.00 feet, an arc distance of 104.61 feet to a point at the intersection of the westerly line of the Belleau Wood Place Plan of Lots and the southerly line of Westmoreland Acres Plan, No. 2; thence, along the westerly line of Belleau Wood Place Plan of Lots, south 18° 55' 10" west a distance of 380.00 feet to a point; thence, continuing along the same, south 6° 09' 20" west a distance of 710.03 feet to a point; thence, along same, south 10° 35' 50" west a distance of 105.13 feet to a point; thence, continuing along the same and along the westerly line of the Joseph Kingston Development Company, south 31° 08' 50" east a distance of 608.65 feet to a point on line of lands now or formerly of Elizabeth Campbell; thence, through property of which this was formerly a part, north 50° 01' 20" west a distance of 141.69 feet to a point; thence north 60° 10' 50" west a distance of 1473.80 feet to a point in Traffic Route No. 130; thence through Traffic Route No. 130 by the following courses and distances: north 16° 45' 39" east a distance of 85.52 feet, thence north 28° 23' 50" east a distance of 182.40 feet to a point, said point being the place of beginning, containing 22.9606 acres.
D. 
The following described land in the Borough of Trafford is hereby rezoned from I-2 Heavy Industrial District to C-1 Light Commercial District: all that certain tract of land situate in the Borough of Trafford, Westmoreland County and Allegheny County, Pennsylvania, described as follows: land located on the southerly side of Forbes Road, bounded by said Forbes Road, the right-of-way of Penn Central Transportation Company and the lands of Westinghouse Electric Corporation.
E. 
The 4.36 acres of land on Wallace Avenue, Trafford Borough, Westmoreland County and Allegheny County, Pennsylvania, be and is hereby declared as zoned R-1 Single-Family Residential, all of which is shown on a map[2] attached hereto and described as follows: beginning at a point at the intersection of Wallace Avenue with the northerly line of another street also known as "Wallace Avenue" as it extends in an easterly-westerly direction; thence, along the line of the second Wallace Avenue set forth herein, north 59° 45' west a distance of 555.00 feet, more or less, to a point; thence leaving said Second Wallace Avenue and by a course north 15° 09' west a distance of 410.15 feet to a point of other lands of Arthur Drakulic, designated as Parcel B; thence south 59° 45' east a distance of 763.01 feet, more or less, to a point on the westerly line of the first-mentioned Wallace Avenue; thence, along said line south 13° 59' west a distance of 300 feet to a point, the place of beginning.

F. 
The zoning classification of the land herein described is changed to R-2 General Residential, and said section of land is described in detail as follows: all that certain parcel of land situate in the Borough of Trafford, Westmoreland County, Pennsylvania, more particularly bounded and described as follows: beginning at a point on the easterly line of Brinton Avenue (a forty-foot public street) and which said point is identified as being 25 feet south of the intersection of the easterly Brinton Avenue with the southerly line of Sixth Street (a fifty-foot street) in said borough; thence south 70° 19' east a distance of 100.78 feet to a point; thence south 19° 41' west a distance of 100.78 feet to a point on the westerly line of Cavitt Avenue (a fifty-foot street); thence, along said Cavitt Avenue south 19° 41' west a distance of 100 feet to a point; thence north 70° 19' west a distance of 100.78 feet to a point; thence south 19° 41' west a distance of 75 feet to a point; thence north 70° 19' west a distance of 100.78 feet to a point on the easterly line of Brinton Avenue aforesaid; thence along said easterly line of Brinton Avenue north 19° 41' east a distance of 200 feet to a point, the place of beginning.
G. 
The zoning classification of the 6.3 acres of land herein described is changed to R-1 Residential: beginning at a point on the northeasterly line of Wallace Avenue, which point is common to lands now or formerly of Duquesne Light Co. and the tract herein described; thence along said line of Wallace Avenue North 69°, 44 minutes, 46 seconds West 55.08 feet to a point; thence continuing along said line of Wallace Avenue by the arc of a circle curving to the right, having a radius of 50 feet, an arc distance of 64.04 feet to a point; thence continuing along same North 13 °, 34 minutes 4 seconds East a distance of 482.744 feet to a point; thence continuing along same North 12°, 26 minutes, 53 seconds East 215 feet to a point; thence leaving said line of Wallace Avenue, through lands of which this tract was a part, by the arc of a circle curving to the right, having a radius of 25 feet, an arc distance of 39.27 feet to a point; thence continuing through lands of which this tract was a part South 77°, 33 minutes, 7 seconds East a distance of 175 feet to a point on line of land of Trafford Borough; thence along said line of land of Trafford Borough South 12°, 26 minutes, 53 seconds West a distance of 245.78 feet to a point; thence continuing along line of lands of Trafford Borough South 13°, 38 minutes, 4 seconds West a distance of 268.944 feet to a point; thence continuing along same South 59°, 44 minutes, 46 seconds East a distance of 34.67 feet to a point; thence through lands of which the tract herein described was formerly a part, South 3°, 15 minutes, 14 seconds West a distance of 100.502 feet to a point on line of land now or formerly of Duquesne Light Co.; thence along line of land now or formerly of Duquesne Light Co. North 59°, 44 minutes, 46 seconds West a distance of 100 feet to a point; thence continuing along same South 3°, 15 minutes, 14 seconds West a distance of 100 feet to a point on the northeasterly line of Wallace Avenue at the place of beginning. Said tract of land is marked "Parcel A-1" on the plan of subdivision prepared by Triangle Engineering, dated April 1984, and attached hereto.[3]

H. 
The following described land in the Borough of Trafford is hereby rezoned from R-1 Single-Family Residential District to I-1 Light Industrial District and the Zoning Map of the Borough of Trafford is amended accordingly: All that certain tract of ground situated in the Borough of Trafford, partly in the County of Allegheny and the County of Westmoreland in the Commonwealth of Pennsylvania, being more particularly described to wit: beginning at a point on line of property now or formerly of Consolidated Rail Corporation; Conrail, and the northeasterly corner of the William B. Skelly Plan of Lots as recorded November 18, 1902, and property herein described; thence along said William B. Skelly Plan of Lots S 70° 50' 00" W for a distance of 82.29 feet to a point; thence along the same S 72° 20' 00" W for a distance of 404.30 feet to a point; thence by a line through property of Arthur M. Drakulic N 17° 40' 00" W for a distance of 100.00 feet more or less, to a point in or near the center of Brush Creek; thence along the center of Brush Creek in a northeasterly direction for a distance of 625.00 feet more or less, to a point on line of the aforementioned Conrail property; thence along said Conrail property S 15° 09' 00" E for a distance of 445.00 feet more or less, to a point at the place of beginning. Containing 2.7 acres, more or less.
