§ 9

HEIGHT REGULATIONS.

9-100 
No building or structure may be located, erected or altered so as to exceed the height limit hereinafter specified for the district in which the building is located.
9-101
In the following zoning districts:
The maximum height of building and structures shall be:
 
A, agricultural
three (3) stories except as noted in section 9-102
 
UE, urban estate
three (3) stories except as noted.
 
SF-1, single-family
two and one-half (2-1/2) dwelling stories except as noted in section 9-102
 
SF-2, single-family
two and one-half (2-1/2) dwelling stories except as noted in section 9-102
 
SF-3, single-family
two and one-half (2-1/2) dwelling stories except as noted in section 9-102
 
MH, manufactured home
two and one-half (2-1/2) dwelling stories except as noted in section 9-102
 
MF-1, multiple-family
three (3) dwelling stories except as noted in section 9-102
 
MF-2 multiple-family
to any legal height except that apartment buildings over three (3) dwelling stories require additional yards (See sections 8-402(7) and 8-502(2)).
 
LR, Local Retail
two and one-half (2-1/2) service stories except as noted in section 9-102
 
GB, General Business
to any legal height not prohibited by other laws or ordinances
 
LI, Light Industrial
to any legal height not prohibited by other laws or ordinances
 
HI, Heavy Industrial
to any legal height not prohibited by other laws or ordinances
 
PD, planned development
as specified on the site plan or in the amending ordinance

SPECIAL HEIGHT REGULATIONS
In the districts where the height of the buildings is restricted to two (2) or three (3) stories, cooling towers, roof gables, chimneys and bent stacks may extend for an additional height not to exceed forty (40) feet above the average grade line of the building. Water stand pipes and tanks, church steeples, domes and spires, and school buildings and institutional buildings may be erected to exceed three (3) stories in height in residential areas restricted to two (2) or three (3) stories in height, provided that one (1) additional foot shall be added to the width and depth of side and rear yards for each foot that such structures exceed three (3) stories in height.
