CHAPTER 2

- PLAN DESIGNATIONS AND MAP

Sec. 10-2-1.- Compliance required.

A lot may be used and a structure or part of a structure constructed, reconstructed, altered, occupied or used only as permitted by this title.

Sec. 10-2-2. - Land use classifications.

For the purpose of this title, the following districts are hereby established in the City. The terms "zone" and "zoning map" and "district" or "plan map designation" or "plan map" are used interchangeably.

Sec. 10-2-3. - Official plan map.

A.

Location of districts. The boundaries for the districts listed in this title are indicated on a map entitled "City of Umatilla plan map". The boundaries may be modified in accordance with the zoning map amendments that shall be adopted by reference.

B.

Plan map. The map or map amendment shall be dated with the effective date of the ordinance that adopts the map or map amendment. A certified print of the adopted map or map amendment shall be maintained without change in the office of the City Recorder as long as this title remains in effect.

Sec. 10-2-4. - Boundaries of districts.

If a district boundary as shown on the map divides a lot between two districts, the entire lot shall be deemed to be in the district in which the greater area of the lot lies; provided, that this adjustment involves a distance not to exceed 20 feet from the mapped district boundary.

Sec. 10-2-5. - Designation of annexed areas.

An area annexed to the City shall be assigned a plan designation that most closely corresponds with its comprehensive plan designation unless an amendment is undertaken under the requirements of this title.
