ARTICLE IV

R-1 Residential District

§ 400-15 Purpose.

In addition to the general purposes listed in Article I, General Provisions, § 400-2, the regulations for the R-1 Residential District are designed to accommodate, encourage, preserve and to provide for lower-density residential development in certain areas of the Borough. For this purpose, development is restricted to primarily conventional low-density, single-family dwellings and related land uses.

§ 400-16 Use regulations.

A building may be erected or used or a lot may be used and occupied for any one of the following purposes and for no other:
A. 
Principal uses permitted by right:
(1) 
Single-family detached dwelling.
(2) 
Semidetached dwelling.
(3) 
Municipal, county, state and federal uses.
(4) 
Forestry/timber harvesting in accordance with § 400-90.
B. 
Principal uses permitted by special exception. The following uses may be permitted when authorized by the Zoning Hearing Board subject to Article XXI of this chapter:
(1) 
Educational use in accordance with § 400-89.
(2) 
Private club or fraternal institution.
(3) 
Continuing-care retirement center.
(4) 
Place of worship in accordance with § 400-100.
C. 
Accessory uses. Accessory uses customarily incidental to any of the uses permitted in this district shall be permitted on the same lot as the principal use when in accordance with the applicable provisions of Article XVIII, Supplemental Uses, § 400-82.

§ 400-17 Area and bulk regulations.

The following requirements shall apply to each principal use and its accessories:
A. 
Single-family detached dwelling.
(1) 
Lot size: 21,780 square feet minimum.
(2) 
Lot width at building line: 100 feet minimum.
(3) 
Lot width at street line: 50 feet minimum.
(4) 
Lot coverage: 35% maximum.
(5) 
Building setback line: 35 feet minimum.
(6) 
Side yards, each: 20 feet minimum.
(7) 
Rear yard: 40 feet minimum.
B. 
Semidetached dwelling.
(1) 
Lot size: 15,000 square feet minimum per dwelling unit.
(2) 
Lot width at building line: 100 feet minimum.
(3) 
Lot width at street line: 45 feet minimum.
(4) 
Lot coverage: 35% maximum.
(5) 
Building setback line: 35 feet minimum.
(6) 
Side yards, each: 20 feet minimum.
(7) 
Rear yard: 40 feet minimum.
C. 
All other uses.
(1) 
Lot size: 40,000 square feet minimum.
(2) 
Lot width at building line: 150 feet minimum.
(3) 
Lot coverage: 25% maximum.
(4) 
Building setback line: 40 feet minimum.
(5) 
Side yards, each: 20 feet minimum.
(6) 
Rear yard: 50 feet minimum.

§ 400-18 Design standards.

The following design standards shall apply to all uses permitted in this district:
A. 
Natural resource protection standards in accordance with Article XV.
B. 
General regulations in accordance with Article XVI.
C. 
Off-street parking regulations in accordance with Article XVII.
D. 
Supplemental use regulations in accordance with Article XVIII.
E. 
Sign regulations in accordance with Article XIX.
