ARTICLE VIII

R-5 Residential District

§ 400-31 Purpose.

In addition to the general purposes listed in Article I, General Provisions, § 400-2, the regulations for the R-5 Residential District are designed to provide for and encourage the creative development of tracts suitable for clusters of townhouse dwellings surrounded by substantial common green spaces. Other objectives include providing for development designs which can minimize the length and cost of roads and utilities and facilitate the placement of principal uses and improvements so that they are more sensitive to the natural terrain.

§ 400-32 Use regulations.

A building may be erected or used, or a lot may be used and occupied for any one of the following purposes and for no other:
A. 
Principal uses permitted by right:
(1) 
Single-family detached dwelling.
(2) 
Semidetached dwelling.
(3) 
Townhouse development in accordance with § 400-107.
(4) 
Forestry/timber harvesting in accordance with § 400-90.
B. 
Principal uses permitted by special exception. The following uses may be permitted when authorized by the Zoning Hearing Board, subject to Article XXI of this chapter:
(1) 
Educational use in accordance with § 400-89.
(2) 
Place of worship in accordance with § 400-100.
C. 
Principal uses permitted by conditional use:
(1) 
Townhouse cluster development in accordance with § 400-108.
(2) 
Townhouse development option in accordance with § 400-109.
D. 
Accessory uses. Accessory uses customarily incidental to any of the uses permitted in this district shall be permitted on the same lot as the principal use when in accordance with the applicable provisions of § 400-82.

§ 400-33 Area and bulk regulations.

The following requirements shall apply to each principal use and its accessories:
A. 
For each single-family detached dwelling:
(1) 
Lot size: 12,000 square feet minimum.
(2) 
Lot width at building line: 70 feet minimum.
(3) 
Lot width at street line: 50 feet minimum.
(4) 
Lot coverage: 35% maximum.
(5) 
Building setback line: 20 feet minimum.
(6) 
Side yards: 10 feet minimum.
(7) 
Rear yard: 40 feet minimum.
B. 
For each semidetached dwelling:
(1) 
Lot size: 7,500 square feet per dwelling unit.
(2) 
Lot width at building line: 60 feet minimum.
(3) 
Lot width at street line: 45 feet minimum.
(4) 
Lot coverage: 35% maximum.
(5) 
Building setback line: 20 feet minimum.
(6) 
Side yards: 10 feet minimum.
(7) 
Rear yard: 40 feet minimum.
C. 
For any other use.
(1) 
Lot size: 40,000 square feet minimum.
(2) 
Lot width at building line: 150 feet minimum.
(3) 
Lot coverage: 20% maximum.
(4) 
Building setback line: 40 feet minimum.
(5) 
Side yards, each: 20 feet minimum.
(6) 
Rear yard: 50 feet minimum.

§ 400-34 Design standards.

The following design standards shall apply to all uses permitted in this district:
A. 
Natural resource protection standards in accordance with Article XV.
B. 
General regulations in accordance with Article XVI.
C. 
Off-street parking regulations in accordance with Article XVII.
D. 
Supplemental use regulations in accordance with Article XVIII.
E. 
Sign regulations in accordance with Article XIX.
