The area of a lot for the purposes of compliance with this zoning ordinance shall be the net horizontal area within the lot boundary lines and shall exclude any street or alley rights-of-way.

Lot width shall be measured between the side lot lines along the minimum required front setback line, or the front lot line if no front setback is required.
