- MH Medical-Hospital Districts
The regulations of this article and of Subsection 170-6.A of the Code of the City of Woodbury shall apply in all MH Medical-Hospital Districts.

A.
Permitted uses. A building may be erected or used and a lot may be used or occupied for any of the following permitted purposes and no other:
(1)
Any use permitted in the R-35 Residence District.
(2)
Hospitals providing primary health services for the diagnosis, care and treatment of human patients.
(3)
Offices of physicians, dentists, surgeons, ophthalmologists or other licensed practitioners of the healing arts, but not to include veterinarian services.
(4)
Medical and dental laboratories.
(5)
Convalescent or nursing homes and life-care facilities.
(6)
Facilities for the education and training of hospital personnel, including but not limited to residents, interns, nurses, technicians and orderlies.
B.
Accessory uses. Any of the following uses may be permitted when used in conjunction with a principal use:
(1)
Residence halls or dormitories, provided that such buildings are associated with the educational facilities of a hospital.
(2)
Gift or flower shops, provided that such use is associated with a hospital and has no exterior entrance.
(3)
Cafeteria, restaurant or snack bar, provided that such use is associated with the hospital and has no exterior entrance.
(4)
Pharmacies, provided that such use is associated with the hospital.
(5)
Parking structures in accordance with Section 202-55 of this article, provided that such structures are attached to or integrated with a principal use.
(6)
Signs when erected and maintained in accordance with the provisions of Article XV of this chapter.
(7)
Accessory uses customarily incidental to a principal use.

The following area and coverage regulations shall apply to all lots in an MH Medical-Hospital District:
A.
Single-family detached and semidetached dwellings. The area and coverage regulations of Article V, R-35 Residence Districts, shall apply to any such use.
B.
All other uses.
(1)
Minimum lot area: 10,000 square feet.
(2)
Minimum lot frontage: 80 feet.
(3)
Minimum front yard depth: 25 feet, unless subject to the provisions of Section 202-78 of this chapter.
(4)
Minimum side yard width: Ten feet for any one side yard; 25 feet for the total of both yards.
(5)
Minimum rear yard width: 25 feet.
(6)
Maximum lot coverage: 40 percent.
(7)
Maximum impervious coverage: 90 percent.

The following height regulations shall apply to all lots in an MH Medical-Hospital District:
A.
Single-family detached and semidetached dwellings. The height regulations of Article V, R-35 Residence Districts, shall apply to any such use.
B.
All other uses. The height of any building or structure, excepting communications or electrical transmission structures, shall not exceed 100 feet, with the following additional restrictions:
(1)
No such building or structure shall exceed 35 feet in height within 50 feet of a residential district boundary.
(2)
No such building or structure shall exceed 50 feet within 100 feet of a residential district boundary.

In MH Medical-Hospital Districts, the applicable requirements of Section 202-74 relating to number, location and buffering of parking spaces shall apply.
