ARTICLE VI

R-15 Residence Districts

§ 202-21.- Applicability of provisions.

In R-15 Residence Districts the regulations of this article shall apply.

§ 202-22. - Use regulations.

A.

A building may be erected or used and a lot may be used or occupied for any of the following purposes and no other:

(1)

Any use permitted or permitted as a conditional use in R-35 Residence Districts.

(2)

Public and private nonprofit schools or office use by a governmental agency, subject to the following provisions:

(a)

The minimum lot size for such use shall be one acre.

(b)

All parking areas shall be screened from adjacent residential properties and the view of the traveling public with a combination of fencing, landscaping and/or berming.

(c)

All exterior lighting shall be shielded such that the lighting intensity shall be less than 0.25 footcandle at any point along the property line and shall not direct glare onto adjoining properties.

(3)

Open-air motor vehicle parking lot for patrons, clients or employees of uses in the surrounding area and for residents of the adjacent area, subject to the following provisions:

(a)

Such lot shall be located not more than 200 feet from a commercial or industrial district boundary.

(b)

All parking areas shall be screened from adjacent residential properties and the view of the traveling public with a combination of fencing, landscaping and/or berming.

(c)

All exterior lighting shall be shielded such that the lighting intensity shall be less than 0.25 footcandle at any point along the property line and shall not direct glare onto adjoining properties.

(d)

No such parking lot shall be used for the dead storage of vehicles, for the sale or display of vehicles nor for trailers, recreational vehicles or other vehicles used for human habitation.

§ 202-23. - Area regulations.

A.

Lot area and width, A lot area of not less than 1,500 square feet per single-family detached dwelling unit shall be provided for every building hereafter erected or used, in whole or in part, as a dwelling. Each lot shall have a width at the building line of not less than 40 feet for a single-family detached dwelling unit and 25 feet for semidetached residential dwellings.

B.

Building area. Not more than 45 percent of the area of each lot may be occupied by buildings.

C.

Front yard. There shall be a front yard on each street on which a lot abuts, which shall be not less than 20 feet in depth, provided that the front yard on the long side of a corner lot may be reduced to a depth of not less than 10 feet, subject to the provisions of Section 202-78 hereof.

D.

Side yards.

(1)

For every single-family or two-family detached dwelling there shall be two side yards on each lot, neither of which shall be less than six feet in width.

(2)

For every single-family or two-family semidetached dwelling there shall be one side yard on each lot, which shall be not less than ten feet in width.

(3)

For every main building other than a dwelling there shall be two side yards on each lot, which shall have an aggregate width of not less than 16 feet and neither of which shall be less than one foot in width.

E.

Rear yard. There shall be a rear yard on each lot, which shall be not less than 20 feet in depth.

§ 202-24. - Height regulations.

No building shall exceed 35 feet in height unless authorized as a special exception by the Zoning Board of Adjustment.
