17.24 Accessory

Dwelling Units

17.24.010 Purpose and intent.

The purpose of providing for accessory dwelling units is to provide homeowners or developers with flexibility in establishing separate living quarters within or adjacent to residential structures for caring for seniors, providing housing for their children, obtaining rental income, or to increase the range of housing choices and the supply of accessible and affordable housing within the City. An accessory dwelling unit is subordinate to the primary dwelling unit and can be added to an existing unit or detached and located in the rear yard area under the standards and criteria of this chapter. Proposed land uses within accident potential zones must comply with the population density guidelines outlined within Chapter 17.16 AHMC, JLUS Protections for Fairchild Airforce Base, and Chapter 17.15 AHMC, Airport Overlay Zone. 17.24.020 Standards and criteria.

Accessory dwelling units are allowed in the NFR and MFR zones subject to the following standards and criteria:

A. Attached and detached ADUs may be sold separately through unit lot subdivision process or otherwise conveyed as condominium units independently of the principal unit solely on the same grounds.

B. The accessory dwelling unit shall be a complete, separate housekeeping unit that can be isolated from the principal unit and meet the minimum requirements of the currently adopted International Residential Code as adopted by the City.

C. No more than two accessory dwelling units shall be created per residential lot, including attached and detached accessory dwelling units.

D. The accessory dwelling unit shall be clearly a subordinate part of the principal unit. Its gross floor area shall not be more than 1,000 square feet or less than 300 square feet.

E. No home profession or day care center shall be undertaken in either the principal or accessory dwelling unit. (Ord. C-1088 § 1, 2025; Ord. C-675 § 300, 2008)
