18.24.010 District intent.

The PR (parks and recreation) district is intended to be used as follows:

(A) Use Type and Intensity.

(1) All intensities of active and passive recreation areas including parks, picnic areas, trails, open spaces, playgrounds, and sports fields.

(2) Public and privately owned areas.

(B) Application of District.

(1) Existing and new facilities.

(2) PR districts are typically spot zoned and distributed around the community.

(3) Buffer and transitional district.

(C) Development Standards.

(1) Promote high quality natural areas for public access, enjoyment, and recreation.

The following uses are considered a special exception in the Parks and Recreation (PR) District:

The AG (agricultural) district is intended to be used as follows:

(1) Low to moderate intensity agricultural activities.

(B) Application of District.

(1) Existing agricultural areas.

(2) Land within the extraterritorial jurisdiction of the City of Angola.

(3) Holding district immediately after annexation.

(C) Development Standards.

(1) Provide standards that allow common agricultural practices.

18.32.010 District intent.

The AC (agricultural commercial) district is intended to be used as follows:

(A) Use Type and Intensity.

(1) Commercial and industrial uses directly related to agricultural operations that are compatible with the character of the area.

(B) Application of District.

(1) Existing or new development.

(2) Spot zoning within or directly adjacent to existing agricultural areas.

(3) Land within the city’s extraterritorial jurisdiction.

(C) Appropriate adjacent districts: AG, AC, I2, I3 and HI.

(D) Plan Commission.

18.36.010 District intent.

The ER (estate residential) district is intended to be used as follows:

(A) Use Type and Intensity.

(1) Single-family detached homes.

(2) Large sized homes.

(3) Large lots.

(4) Hobby farming.

(B) Application of District.

(1) Primarily for existing development.

(2) Spot zoning or small pockets of development (a couple of lots).

(C) Development Standards.

(1) Permit low density, low impact development that complements a natural setting.

(D) Appropriate adjacent districts: PR, AG, ER, R1, R2, R4, LR, UV, and IS.

(E) Plan Commission.

(1) District is designed primarily for existing development.

(2) Should limit the use of this district within the City of Angola due to its low density nature and to avoid exclusionary zoning practices.

(2) Areas within the City of Angola and areas within the city’s extraterritorial jurisdiction.

(C) Development Standards.

(1) Promote low impact development in concert with the natural setting.

(D) Appropriate adjacent districts: PR, AG, ER, R1, R2, R3, R4, R5, TR, LR, MH, UV, and IS.

(E) Board of Zoning Appeals.

The R2 (medium density single-family residential) district is intended to be used as follows:

(1) Single-family detached homes.

(2) Small to medium sized homes.

(3) Medium sized lots.

(B) Application of District.

(1) Existing and new development.

(2) District areas can range from small pockets (a couple of lots) to large areas (entire neighborhoods and blocks).

(C) Development Standards.

(1) Promote low-impact development in harmony with a natural setting.

(D) Appropriate adjacent districts: PR, AG, ER, R1, R2, R3, R4, R5, TR, LR, MH, UV, IS, NC, and DC.

(E) Plan Commission.

(1) Should use this district for the majority of new single-family residential development within the City of Angola.

(F) Board of Zoning Appeals.

18.108.010 District intent.

The I3 (high intensity industrial) district is intended to be used as follows:

(A) Use Type and Intensity.

(1) High intensity industrial uses.

(2) Heavy manufacturing, fabricating and processing.

(B) Application of District.

(1) Existing and new development.

(2) Zoning district is comprised of small pockets of development (a couple of lots) to medium sized areas.

(3) Should exist primarily within Angola’s city limits.

(C) Development Standards.

(1) Recognize the need for development standards that minimize impacts on surrounding properties while encouraging economic vitality.

(2) Do not require separation or buffering from uses with similar intensity.

(3) Require extensive buffering when adjacent to less intense uses.

(4) Assure there are minimal negative effects on the natural environment.

(5) Minimize light, noise, water, and air pollution.

(D) Appropriate adjacent districts: PR, AG, AC, HC, I1, I2, I3, and HI.

(E) Plan Commission.

(1) Zone property I3 only after determining that the site is appropriate for any of the possible permitted uses.

(2) Be very sensitive to environmental protection.

(F) Board of Zoning Appeals.
