(B) Applicability: residential subdivisions of all sizes that may or may not require new streets.
(C) Pedestrian Network.

(2) Safe and efficient pedestrian accessibility to perimeter streets.
(D) Vehicular Network.
(1) Connectivity to adjacent development, adjacent undeveloped parcels, and the existing street network.
(2) Large radius corners and curves.
(E) Site Feature Preservation.
(1) Strive to save existing quality tree stands.
(F) Incentives.
(1) Density bonus for anti-monotony.

The conservation subdivision type is intended to provide a development option with the following features:
(A) Land use: 100 percent residential.
(B) Applicability: Residential subdivisions at least 40 lots and requiring new streets.
(C) Pedestrian Network.
(1) Pedestrian circulation within the subdivision that is sensitive to the subdivision’s natural amenities.
(2) Safe pedestrian accessibility to perimeter streets.
(D) Vehicular Network.
(1) Connectivity to adjacent development, adjacent undeveloped parcels, and the existing street network.
(2) Moderate use of cul-de-sacs.
(3) Narrow streets without curb.
(E) Site Feature Preservation.
(1) Preserve existing quality tree stands.
(2) Preserve other existing natural amenities.
(F) Incentives.
(1) Narrow local streets without curb.
(2) Street lighting not required.

(1) The parent tract shall have a quality natural amenity covering at least 20 percent of the parent tract.

(B) Applicability: subdivisions containing 50 or more lots and new streets and alleys.
(C) Pedestrian Network.
(1) Safe, efficient, and highly accessible pedestrian circulation within the subdivision.
(2) Safe, efficient, and easy access to perimeter streets.
(D) Vehicular Network.
(1) Creation of grid-like street and alley system that allows for maximum connectivity to adjacent neighborhoods and nonresidential activity centers.
(2) Frequent use of alleys and garage access via alleys.
(3) Short blocks.
(4) Small radius corners.
(E) Site Feature Preservation.
(1) Strive to save existing quality tree stands.
(F) Incentives.
(1) Increased density for traditional subdivision design.
(2) Density bonus for anti-monotony.

(B) Applicability: commercial subdivisions regardless of the number of lots and regardless if new infrastructure improvements are required.
(C) Pedestrian Network.
(1) Safe movement to primary structures from streets.
(2) Safe movement between primary structures.
(3) Safe accessibility to perimeter streets.
(D) Vehicular Network.
(1) Connectivity to adjacent development, adjacent undeveloped parcels, and the existing street network.
(2) Adequate accessibility for deliveries.
(3) Use of frontage roads when necessary.
(4) Minimal curb cuts.
(E) Site Feature Preservation.
