- C-2 HIGHWAY COMMERCIAL DISTRICT
The C-2 district is designed to provide and encourage concentrated locations, in defined areas along highways and major thoroughfares, of certain retail businesses and services which are automobile oriented or serve and are dependent on the motoring public.
In the C-2 districts, no buildings or land shall be used, and no building shall be erected or structurally altered, unless otherwise provided in these regulations, except for one or more of the following uses:
A.
Churches or other places of worship.
B.
Public, parochial and high schools.
C.
Museums, libraries, parks, playground or public recreation areas and such public buildings as are necessary for health and safety such as fire stations. Also, hospitals and clinics, not including animal, which meet the standards of "Additional Provisions," Article XII, section 1.
D.
Public utilities and governmental buildings including substations, regulator stations, pumping stations, disposal or treatment facilities, radio or television transmitter or tower, transmission lines, water filtration plant and storage reservoir or other similar public service uses.
E.
Any use permitted in C-1.
F.
Additional retail and service business as follows:
Amusement facilities, skating rinks, bowling alley, go-cart tracks and miniature golf
Animal hospitals
Auction room, except livestock
Automobile car wash
Drive-in eating establishments
Drive-in theaters
Farm equipment sale, open storage, repairs, service, and sales
Kennels
Machinery and equipment, open storage, repair, service and sales
Mobile home and trailer sales
Motorcycle sales and service
Nursery stock, greenhouses, and sales
Tire recapping, vulcanizing shops

G.
Light industrial use as follows:
Acetylene—The storage of oxygen and acetylene in tanks if oxygen is stored in a room separate from acetylene, and such rooms are separated by a not less than one-hour fire resistant wall

Blacksmith shops
Boat buildings
Bottling plant
Breweries
Cabinet making and carpentry shop
Canvas products, the manufacture of
Cesspool pumping, cleaning, and draining

Poultry and rabbits, the wholesale and retail sale of poultry and rabbits, including slaughtering and dressing within a building

I.
Signs as permitted in Article XI.
No height regulations required.
A.
Front yard. There shall be a front yard having a depth of not less than fifteen (15) feet, except that it needs to be of no greater depth than the average front yard depth established by the existing buildings which occupy forty (40) per cent or more of the frontage between two (2) intersecting streets, or except when abutting a residential district, R-1 or R-2, then the front yard requirement of that district shall apply. Residential lots shall conform to the R-1 and R-2 front yard requirement.
B.
Side yard. No side yard required except when the lot abuts a residential district, then the requirements for such abutment of the C-1 district shall be met. Residential lots shall conform to the R-1 side yard requirements.
C.
Rear yard. No rear yard required except when the lot abuts a residential district, then the requirements for such abutment of the C-1 district shall be met. Residential lots shall conform to the R-1 and R-2 rear yard requirement.
D.
Lot area. There shall be a lot area of not less than five thousand (5,000) square feet, except for residential which shall conform to R-1 or R-2 lot area requirements, whichever is applicable.
E.
Lot width. All lots platted in the C-2 district shall have an average width of not less than fifty (50) feet measured along the building line, except for residential which shall not be less than sixty (60) feet measured along the building line.
F.
Lot coverage. The combined building area of the main building and accessory buildings shall not cover more than fifty (50) per cent of the total lot area, except for residential which shall not be less than forty (40) per cent of the total lot area.
